2nd Wind, LLC- Livingston, NJ January 2019 – February 2020

Engaged in a 1-year consulting role by Law Firm to act as the Director of Capital Expenditures/ Project Manager for a mixed portfolio of Residential/ Commercial Properties. The portfolio needed to be straightened out and improved while the Estate proceeded to market and sell off the assets. I oversaw all Architecture & Engineering work, preparing RFPs, and submitted bidding of work. Vetted all vendors and negotiated contracts. Performed oversight of awarded work, processed and approved all payment requests. Majority of assets have been sold and remainder are in the process of being liquidated.

Renewal Construction Services, New York, NY June 2018 thru December 2018

Project Director for the rehabilitation of 660 Residential units in Newark NJ. Involved with New Jersey Housing Mortgage Finance Agency, the City of Newark and the Department of Labor. Solicited contractors for bids. Worked in conjunction with trades to oversee compliance with contractual obligations. Worked under and answered directly to the President of the Construction Company.

Owner, Purchasing and selling Municipal Real Estate Tax & Utility Liens. Involved in all aspects of physical and financial reviews, inspection and oversight of all prospective investments & liens purchased.

Mynt Properties, Inc. – Passaic, New Jersey October 2014 thru December 2015

Director of Construction & Maintenance/ Project Manager: Mynt Properties owns 4 million square feet of historic Industrial/Warehouse Space. This owner purchased these properties less than three years prior. Buildings and facilities were in various stages of disrepair and need for upgrades and re-fittings.

The preparation of and bidding process on major construction projects (Roofing, HVAC, Electrical, Structural Repairs, etc.)

Worked hand and hand with Architects, Surveyors, Contractors, Tenants and Municipal Officials to oversee the successful implementation of completion of projects.

Slavitt Associates, Inc. was a Fee Based, Third Party Real Estate Management Company specializing in the management of multi- family high-rise, low-rise and townhouses. Managed over 18 residential apartment developments and commercial condo building with a total of approximately 2,400 units. Majority of the sites were located in northern New Jersey (governed under the auspices of New Jersey Housing Mortgage Finance Agency) and New York (governed under the auspices of New York City Housing Development Corp.) and a development in Wilmington, Delaware (governed under the auspices of Delaware State Housing Authority). In addition, oversaw the management of 500,000 sq ft of commercial warehouse space.

Oversaw and supervised:

The hiring of all Main Management Company Staff, Site Managers and Site Staff as well as Maintenance Staff.

The billing and collection of all rents and peripheral development incomes.

The preparation and completion of all Monthly Operating Financial Reports, all banking related activities, all Annual Budgets and worked directly with all auditors on Year End Financial Reports and Audits.

The maintenance of all building systems, preparing and soliciting Bid Proposals for needed repairs, participated and work with outside professionals to oversee major Roofing, Elevator Conversions, Boiler/ HVAC Renovation, Building Façade Weatherization projects, etc.

Worked hand in hand with development owners, resident owners, government agencies, local and municipal officials to ensure compliance and maintain a good working relationship with all parties involved on all matters related to the developments.
