Operation Engineer

-.Responsible for facilities maintenance of a 216 hospital bed facility. This includes performing a variety of comprehensive preventive inspections, maintenance and repairs to ensure the facility/buildings and structures are consistently maintained in a working condition. Maintenance includes heating, ventilation, air conditioning, plumbing repairs, drywall repairs, painting, cabinet repairs, ice machine, appliance repair, electrical, medical air gas, compressors and master lock smith. Work is tracked, including maintaining individual records, entering dates of spot-checks, conditions observed, repair work accomplished. These duties include installing, operating, inspecting, and diagnosing, and locating and repairing malfunctions to the main operating mechanical components in heating, ventilation air conditioning.

-Responsible for the HVAC systems components such as compressors which include gear, reciprocating, centrifugal or rotary pump, and a variety of refrigerant controls. Knowledge and skill in the principles and theories of air conditioning and refrigeration such as the refrigeration cycle, heat transfer laws and the use of refrigerant tables. Ability to determine the best method for correcting malfunctions, and the skill to make repairs to a variety of heating, ventilation, air conditioning and refrigeration systems.

-Responsible for troubleshooting shortages on 120 to 240 volts line on commercial and residential electrical components, including low voltage. Ability to replace 15 to 20 amps outlet including GFI. Responsibility to installs different type of electrical switches as toggle, rocker, slider, dimmer and push button. Responsible for replacing panel box and different types of circuit breakers such as double pole, single pole square D, 15 to 20 amp. Ability to work on low voltage electrical system that uses 50 volts, 48 volts, 24 volts and 12 volts commercial low voltage system such as fire protection, security system to sound and communication in the hospital.

-.Responsible for completing Preventative Maintenance (PMs) work order such as fire pump monthly inspection and monthly fire sprinkler alarm & control valve inspection. Responsible for completing PM'S work orders on eye wash /shower inspection station weekly and annually. Ensures PMS manual is maintained and prevention or detection of hidden failures or malfunctions are fixed immediately.

- Responsible of Maintaining Water System at the Hospital. Able to adjust and regular water and sewage systems to maintain maximum operating efficiency. Responsible for collection of samples and perform basic tests on water and wastewater for quality control and compliance determination. Ability to regulate control flow rate to suit conditions, rate of flow, concentration and type of influent. Ability to use test equipment and measure services (e.g., micrometers, precision levels, flow meter, hydrostatic testers). Able to operate the facility wastewater treatment plan in compliance with local, state, and federal environmental regulations.

- Clean and maintain roof drains quarterly and exhaust fans on the roof.

- Responsible of maintaining Dock door garages at the hospital.

- Responsible for ordering parts and vendor set up. This includes following up with vendors for equipment parts required in support of repairing multi-components.

- Responsible facility/building maintenance of a 170 Residential Apartments. Responsible for day-to-day management and maintenance of the 170 residential apartment facility which includes preventive maintenance such as cleaning, minor repairs and routine inspections of equipment and facilities.
