3.Bramha SunCity, Wadgoansheri as Manager – Maintenance from July 2008 to Dec 2012 . (28 bldgs and 1073 flats with builder)- Had to leave as builder handed over the society.
4.Raheja Gardens, Wanawadi as Maintenance cum Purchase incharge from Dec 1996 to June 2008. (14 bldgs and 880 flats with builders) – Had to leave as the builder had handed over the Society.
Job Profile as a Admin Manager
A) Administration and Supervision.
1) To Maintain Petty Cash Register, Preparing expenses vouchers, requisitions etc.
2) To Prepare Quaterly Maintenace Bills and ensure that these are distributed to all the
Bldgs.
3) To Prepare Receipts of the Maintenance received and Deposit it in Bank.
4) To Keep records of Transfer Cases with all document required for Transfer of Share
Certificate.
5) To Prepare Salary Sheet of all our Staff, House Keeping Maids, Prepare Cheque for
the same and distribute Salaries.
6) Processing of MSEB and BSNL bills, Getting it okayed from respective Verticals,
Correspondence with MSEB in case of any despute, follow up till the despute is
resolved.
7) Co-ordinating with our Auditor for Audit,TDS and other purposes.
8) Bank related duties - depositing of cheques in banks, regular updating of passbook, opening accounts, renewal of Fixed Deposits, and attending to other bank related work.
9) Processing and preparing cheques for payment of Utility bills for electricity, telephone Security, etc. along with all other payments to be made by the society.
10) Processing and preparing Payment Sheets of Staff and House Keeping Staff .
11) Ensuring appropriate TDS deduction, payment, and filing of regular TDS returns in co-ordinating with Auditor
12) Monthly bill generation and distribution on time to members.
13) Liaison with internal and statutory auditors and providing full support for accounts finalization, audit,payment of TDS monthly.
14). Take necessary steps for recovery of outstanding dues from members in consultation with the Managing Committee.
15) Co ordinate with the Advocate for case related jobs
16) To process the Bills received of various Agencies such as SECURITY, AMC of Genset,
AMC of Lifts, Pest Control, Composting etc sending it for approval to respective
verticals and after their approval preparing Cheques for the same.
17) Preparing of Notices, Circulars and to other correspondence with residenance.
