SENIOR PROJECT MANAGER/PRE-CONSTRUCTION MANAGER, DURA CONSTRUCTION LTD, REGINA, SK

2012 – CURRENT

Dura Construction is a mid-size General Contractor that focuses primarily on Design-Build projects. Dura is most competitive on mid-size commercial projects (15,000-75000ft2, $2m-5m) that are conception to completion projects negotiated along the way. An evolving construction market has driven a shift toward more public tender work, construction management projects and proposal driven tender submissions and Dura is actively pursuing those opportunities. The work I do at Dura is varied; I pursue new leads, produce all proposals and tenders, manage difficult or complicated projects and have driven re-branding, website development and marketing. DESIGN-BUILD

These projects are conception to completion. The process starts with the development of project lead—either from a previous relationship or an inquiry. I will meet with the key stakeholders and identify the project deliverables, overall project budget, constraints, and project timing. That information is used to create a preliminary project plan, preliminary budget and project proposal. I use that information to present my proposal and negotiate financial terms, conditions and contract type. If approval is received, design work will proceed and subsequent budgets will be developed and honed in an iterative process until we have arrived at for-construction drawings and a fixed price. The construction phase involves the development of key project management tools including: construction schedule, resource management, team management, quality assurance and control, change management control and various communication plans. Closeout and project completion tasks round out the project. TENDER

Dura has been much more active in public tender work recently. I have shown that I am very proficient at handling the tender packages—all major public tender work that Dura submits, I work on. This process starts with the identification of a public tender opportunity and a high level decision on whether the tender is worth pursuing. If it is worth pursuing, I start reviewing the documents and creating a plan for the submission. I have developed key tools that help in two of the most common and critical areas in tender management—document and trade communication. Document management is straightforward and uses simple file sharing on Dropbox; trade communication and management is handled via a sub- trade registration process. Trades are encouraged to register via a tab on our website in their corresponding MasterFormat Division. Once the trade has registered in one (or several) divisions, I use MailChimp campaigns to quickly identify the active divisions, create an email request for quotes and distribute the submission information to a database of hundreds of trades. Quotes are received via an estimating email account and tender values are updated via a spreadsheet I have created.

On top of setting up a successful infrastructure system to manage trade communication, documents and pricing, I complete the takeoff, set margin, and create the proposal documents. Instead of using a 3rd party estimating package, I have developed a simple spreadsheet approach that requires little training and keeps overhead costs down.

A popular trend in public work is to require a lengthy proposal package to accommodate competitive prices. These proposals are lengthy and critical— often 50 pages or more. They contain a summary of project management plans and systems, the overall approach to the project, key defining organizational characteristics, key personnel and experience and a summary of similar successful past projects. I create all of our proposal documents and am usually the project manager of submission.

PROJECT MANAGEMENT

Aside from completing pre-construction tasks listed above, I manage the more complicated and demanding projects Dura has. I have implemented and created systemic solutions to better manage complicated and demanding projects. I have found that communication and teamwork are the most important aspects of project management.

ORGANIZATIONAL PROCESS

In addition to the experience listed above I have initiated and managed some significant organizational change. I have created discussion and change from Ownership to Employee by creating discussion on Key Performance Indicators

(KPI’s), creating buy in from all parties on major projects (in depth consulting with key managers prior, during and post construction) to create increased profitability and create organizational assets to predict future work. ADDITIONAL TASKS

I have shown significant initiative at Dura and initiated many improvements. Here is a list of some of the innovations:

Upgraded project documentation through aerial photography; purchased equipment, photographed and edited high quality photographs

Purchased and used 360 degree virtual reality camera and software to provide superior web content

Streamlined tender process (quote amalgamation) via software

Created a streamlined RFQ registration database to allow effective communication with all or selected sub-trades for the tender process

New presentation system for design build proposal presentations

Upgraded and trained several superintendents on new computers, software and file sharing

Purchased and managed the implementation of Dura’s new server and email system

2011 – 2012

Spec home builder. I moved from Brandon, MB to Regina and successfully built a large duplex complex. This project was great as I was hands-on, building the project from the ground up. It has helped me speak plainly with field personnel and makes me more relatable.

ESTIMATING ENGINEER, BEHLEN INDUSTRIES, BRANDON, MB 2007 – 2011

Estimating complex, pre-engineered industrial buildings across the world. My role at Behlen involved, almost exclusively, large and complex projects ($70m OSB Plant in Russia; Hockey Arenas). Through my work at Dura, I was able to travel to some Butler Manufacturing (competing pre-engineered manufacturer that Dura sells) sales meetings I was able to catch up with a large builder based in BC I had done projects for with Behlen. He said, “We were always happy when we found out you were on the project because we knew it would be done correctly and well” (Jesse Atkinson, Colony Management). I spent my EIT years at Gang Nail learning the sub-contractor side of construction. I worked on the largest, most complicated residential and commercial projects, often from estimating to design. I left as one of the top designers in Saskatchewan and was respected for my ability to take projects from conception to completion with speed, efficiency and being able to communicate clearly along the way.
