Successfully executed an 800,000 SF 5 structure distribution complex in Pasadena, Texas for a private client.

Successfully executed a 1.2 million SF single tenant office structure in Houston, Texas for a public pension fund.

GCS – Government Contract Solutions, Dallas, Texas 2010-2012

Project Manager working with GSA (Government Services Administration) Public Building Service Division in the Region 7 office located in Dallas, Texas. Responsibilities are focused on Project and Construction Management duties within Region 7 for a multitude of federal government agency clients across a diverse range of project types. Transwestern is a privately held, national commercial real estate firm focused on creating value for clients in each local market they serve throughout the U.S.

Responsibilities included pre-construction pricing and budgeting, development services as well as consultant coordination and management. Commercial projects ranged in value from $20m - $180m.

Site evaluation: existing utilities, structures, restrictions, traffic issues.

Established Consultant pool, selected qualified bidders, issued RFP to selected bidders, created matrix for selection based upon bid submittals, negotiated final contract with selected bidders.

Coordination with City of Houston planners, fire marshals and traffic departments for approvals.

Established General Contractor pool and selected qualified bidders, negotiated final contract and selected Contractors. Negotiated fee and general conditions including pre-construction activities.

Management of consultants and contractors through the design development and construction document phases including documents and specifications. Scheduled and managed weekly project meetings with all consultants as well as other design meetings as required.

Conducted meetings with utility companies and City regarding required capacity for project gas, electrical, phone and sewer facilities.

Provided monthly formal reports to Owner and lenders. Provided constant interface with Owner as project proceeded. In conjunction with the Owner, established requirements for general contractor insurance and bond requirements.

Management of general contractors proposed schedule, based upon established milestone dates and creation and management of project budgets, and construction cost budgets from concept through final design to minimize scope creep and cost overruns.

Established and managed an administrative process for change orders, and schedule extensions for contractor and consultants.

Provided a single source contact for contractor and consultants to resolve conflicting design issues or coordination issues.

Established process and format for contractor and consultant progress billing. Reviewed and approved all progress billing from contractor and consultants and submitted to accounting for payment. Required accurate and current billing with all necessary backup information, lien releases, insurance certificates, etc.

Turnberry Associates, Houston, TX 2006 - 2008

Senior Development Manager

Turnberry Associates is one of America's premier real estate development and property management companies. The firm has to its credit the development of more than $7 billion in commercial and residential property.

Responsibilities included creation of new company construction leasehold office and build-out, design and construction of a new free-standing 2-story $3MM sales facility including FFE. New Tower budgeting, scheduling, municipal approvals, complete consultant selection and management, design process management, pricing, and ultimately final project execution thru construction and buyer acceptance. This 32 story ultra high-end luxury condominium is valued in excess of $ 400 million at completion. Project was cancelled prior to completion. Patrinely Group, Houston, TX 2004 - 2006

Senior Project Manager

Since 1983 Patrinely Group has emerged as a national leader in the development of large-scale real estate projects throughout the United States, in particular build-to-suit corporate headquarters and regional offices.

Responsibilities included the design, bidding and construction management for a 21 story luxury high-rise condominium project on Harbour Island in Tampa Florida valued in excess of $100 million. SAME COMMENTS APPLY AS TRANSWESTERN

Continental Airlines, Houston, TX 2002 - 2004

Senior Manager & Corporate Liaison, Continental Airlines Corporate Real Estate

Operated as liaison coordinating the City of Houston, Program Manager Parsons-Brinkerhoff, and Continental Airlines as stakeholders. Responsibilities involved front-line, day-to-day interface with more than 50 inter-related individuals with differing objectives and responsibilities. Efforts, responsibilities, and goals were focused on the joint success of the International Services Expansion Program at the Houston Intercontinental Airport encompassing over 10 distinct but inter-related construction projects with a combined value in excess of $ 500 million.

Located in the project office of the City of Houston program manager, Parsons-Brinkerhoff, in order to monitor, evaluate and report on the personnel, process and costs associated with the ISEP program at the airport. Continental was responsible for 75% of the ISEP costs so they had a vested interest in the efficient use of personnel, project efficiency and ultimately the hard and soft design and construction costs.

Attended weekly project meetings on each of the ISEP projects and made suggestions regarding the design process, project personnel and project costs and change orders.

Reviewed the site work in progress for consistency, quality and adequate personnel.

Recommended that certain project personnel be replaced due to lack of capability and technical skill and that other positions be eliminated due to redundancy or personnel creep.

Provided input and comment at monthly ISEP meeting with Continental senior management, City of Houston Airport senior management, and senior ISEP Program management.

Reviewed and commented upon ISEP change orders relative to cost, schedule and validity for contractors, sub-contractors and consultants.

Worked with City of Houston management to streamline the design and costs of changes as well as working toward a final completion of all projects.

Senior Construction Manager

Hines is a privately owned, international real estate firm that has provided the highest level of quality, service and value to its clients and investors for more than 50 years.

Contributed to the development and construction of more than 8m sq ft of commercial, industrial and mixed-use projects representing a value of approximately $800m.

Parque Industrial project in Queretaro, Mexico. $30m. 600 acres.

oCreated an industrial and distribution park that was originally a corn field. This required the design, construction, and implementation of all new electrical substation facilities, new water wells, new roads and fire loop, new waste water treatment plant, new civil drainage plan including an 8 foot diameter drainage pipe under the existing highway, new bridges, rail spur from main line 5 miles away, and a new highway by-pass.
