Managed Classroom renovations, electrical upgrades for the anechoic chamber, demolition of the 4-story original 1910 Bizzell Hall dormitory to make way for a new 5-story educational building.

Building Maintenance Manager, Corpus Christi, Texas OCTOBER 2015 – APRIL 2016

Responsible for the University's Facilities Maintenance Department with 25-technicians, HVAC, Plumbing, Electrical, and Painters. Redirect the groups focus on current Maintenance Work Orders (MWO) from a “Whenever we can get to it” attitude into “How can we help” customer service. Changing the process of MWO’s and reduced the backlog from 1,500 to less than 200 in 6 months.

Changed the internal control process of assigning Maintenance Work Orders (MWO).

Changed order maintenance materials, requesting multiple bids over $5k per assignment.

Defined our project estimates, better communication with our customers within three days of receipt of MWO.

Implemented documenting MWO's by having pictures and communicating directly to customers.

Our department managed the submission of 275-450 MWO's per week for the campus.

Our department streamlined Preventative Maintenance Work Orders for the entire campus.

Facilities / Maintenance & EHS Director

Responsible for a small Team of 48-employees, HVAC, Plumbers, Electricians, Millwrights, custodians, and warehouse technicians. I managed over 300K SF aerospace manufacturing facility, central plant operations and a two-story 200K sf office building. $37M capital and expense budget, engineering, construction and service contracts, dual reporting to the Site Operations Manager and Corporate Facilities EHS Manager.

Managed EHS, Facilities Engineering, Building and Equipment Maintenance, Custodial, and Security Departments.

With my EHS Lead, we reduced the lack of environmentally hazardous waste reporting, storage, and exporting of hazardous waste that could have resulted in AQMD and EPA fines and penalties.

Walked into a significant manufacturing equipment rearrangement that needed guidance and direction from a Facilities and Construction management perspective.

Worked jointly with Purchasing to rebid all Vendor Service Contracts that resulted in more control and substantial savings to the company.

Worked closely with Accounting to put tighter controls on expenditures and unnecessary spending.

Oversaw the implementation of a new CMMS system for our; EHS, Building Maintenance, and Machine Equipment work order system.
