Senior Project Manager possessing more than 35 years of experience in the construction industry and 25 years of experience in Construction Management. Member of CMAA. OSHA 30-Hr Safety Trained, Certified in OSHA confined space and swing stage scaffolding. Proficient in various Construction Management Software including Contract Manager and E-Builder. PANYNJ / One World Trade Center – Core and Shell – $3.2 Billion Project

(oversaw $275 Million in Construction Trades) Senior Contract Administrator/Building Envelope Project Manager

Provided contract administration to the Port Authority of New York and New Jersey

(PANYNJ) for the One World Trade Center building in Lower Manhattan. Managed 20 subconsultant contracts during the project, which entailed reviewing and processing monthly requisitions, reviewing proposals, issuing task orders for additional work, tracking all consultant-related costs, and making cost projections. In addition, oversaw eight construction trade contracts, which included the tower curtain wall, podium wall, cable net/storefront, façade maintenance, waterproofing and roofing, perimeter convector covers, and metal cladding. In addition, responsible for preparing and justifying additional funding authorizations for approval. After Hurricane Sandy, was also involved with flood resiliency efforts to protect the completed WTC site from potential future catastrophic coastal flooding and storm surges. (5/2008 - 7/2015) DASNY / Hunter College Roosevelt House Renovation – $23 Million Involved in the Design Review and Pre-Construction Phase, as well as, the early construction activities of the rehabilitation and partial restoration of the Roosevelt Family House, a twin 6-story brownstone landmark building located in NYC. The scope included converting the building into a modern conference center for the City University of New York. The project required the installation of a new structural steel “skeleton” within the core and at the rear of the building with minimal impact to the historic fabric of the building. Underpinning operations of the adjacent structures were required in the congested NYC environment. This building is listed on the National Register of Historic Places. (12/2005 - 5/2007)

SCA / NYC Public Schools Boiler Replacement Program – $13 Million Gut-rehabilitation and complete upgrade of Boiler Rooms in 9 occupied NYC schools involving the replacement of existing coal-fired steam boilers with new dual fuel steam boilers. These 9 individual projects were completed in a 13-month period with a project team consisting of 5 members. (2000 - 2001)

NJ DPMC / New Jersey State House Annex Renovation – $8 Million Fast-track renovation of roof with partial roof slab replacement, restoration of historic committee rooms and limestone façade of a 4 story, 150,000 sf building featuring a classic monumental limestone colonnade. The project was completed within 7 months with a project team of 4 members working two shifts. This building is a National and State Historic Landmark located in Trenton, NJ. DCAS / Bronx Family and Criminal Court ADA Modification – $4 Million Rehabilitation of the Bronx Family and Criminal Court building to comply with the Americans for Disabilities Act (ADA), included modifications to common areas, as well as, to Court Rooms, NYC DOC holding cells, and NYPD Bronx Central Booking holding cells.

DCAS / Bronx Garage Structural Repairs – $4 Million Structural Renovation and Electrical upgrade to an active 80,000 sf commercial Parking Garage Facility. Approximately 12 percent of the concrete slab area in the steel framed semi-enclosed structure required replacement. Construction duration was 2 years and the project team consisted of 3 members. (3/2002 - 6/2004) NYCHA / Patterson Houses-Shoring and Stabilization of Water Tank Enclosure – $600K Performed Construction Management Services as Agent for the New York City Housing Authority (NYCHA) Patterson Houses Development during the Pre-Construction and Construction Phases of the project. Project was designed and performed as an emergency project due to the poor condition of the concrete roof slab of the water tank enclosure structure and the extent of deterioration on the critical transfer girders at the base of the water tower. Pre-Construction Phase consisted of constructability reviews, estimates and bid analysis. Construction scope of work for consisted of shoring of the existing concrete roof slab of the water tank enclosure bulkhead, asbestos abatement at roof parapet where the transfer girders tied into the building columns, and patching and installing FRP (Fiber Reinforced Plastic) wraps of existing deteriorated concrete columns and beams at water tank enclosure bulkhead. NYCHA / Patterson Houses-Exterior Restoration and Roofing Replacement – $32 Million Performed Construction Management Services as Agent for the New York City Housing Authority (NYCHA) Patterson Houses Development during the Pre-Construction Phase of the project. This is a 15-building apartment complex with buildings varying in height from 6 to 13 stories. Pre-Construction Phase consisted of constructability reviews, estimates and bid analysis. Construction scope of work consisted of abatement of ACM flashing, membrane, roof insulation, lintels, sills and caulking, lead paint abatement, repair of damaged concrete roof slabs, beams and columns, partial replacement of bulkhead roof slabs and bulkhead end walls, repair of walls and repointing of masonry at bulkhead walls and roof perimeter spandrel beams, replacement of bulkhead doors, removal of parapet wall assembly, complete roof replacement at all roofs with fluid applied roofing system, installation of metal railing system at roof perimeter, replacement of roof scuppers and leaders, replacement of ERM access ladders and platforms, and replacement of miscellaneous lighting fixtures. NYCHA / Restoration and Resiliency Effort associated with the Sandy Recovery Program at Gowanus Houses – $41 Million

Performed Construction Management Services as Agent for the New York City Housing Authority (NYCHA) Gowanus Houses Development in Brooklyn during the Construction Phase of the project. Construction scope of work consisted of the installation of 150 kW to 450 kW standby generators on the roofs of 12 buildings varying in height from 6 to 14 stories which had been damaged by Hurricane Sandy, replacement of electrical service feeders to each building, new electrical rooms with metering and distribution equipment, new gas service lines supplying the generators, installation of backflow preventer check valves on sewer lines and underground storage/infiltration chambers, roof replacement, new site lighting including lighting feeders and poles throughout the entire site, replacement of damaged mechanical equipment, interior finishes, doors, hardware, concrete stairs and partitions in affected areas. (6/2018 - 9/2019) NYCHA / Restoration, Resiliency Effort and ADA Entrance Improvements associated with Sandy Recovery Program at Wald Houses – $7 Million Performed Construction Management Services as Agent for the New York City Housing Authority (NYCHA) Wald Houses Development in Manhattan during the Construction Phase of the project. Construction scope of work consisted of reconfiguring the lobby entranceways of seven buildings for ADA compliance which included the installation of ADA ramps and new stairs, removal of portions of the exterior building envelope, new entrance and canopy setback from the original building perimeter, raised floor level at existing lower lobby and new exterior landing, new electrical room for CCTV and Layered Access Control (LAC) for server equipment, and the installation of flood barriers and hardscaping around the perimeter of the buildings. Performed Construction Management Services as Agent for the New York City Housing Authority (NYCHA) Parkside Development during the Construction Phase of the project. Construction scope of work for this 14-building apartment complex consisted of installing protective sidewalk sheds throughout the complex, extensive facade masonry repairs and brick replacement associated with Local Law 11 compliance related work, lintel and sill replacement, re-caulking of all expansion joints, repointing of all roof bulkhead, replacement of all bulkhead doors including door frames, saddles and hardware, asbestos abatement of waterproofing membrane on the building façade and the roof, roof replacement, parapet wall replacement, new coping stones, new roof railing system, replacement of roof drain lines, interior repairs to apartments damaged by water infiltration, providing air monitoring and environmental inspections during HAZMAT abatement.

NYCHA / Restoration and Resiliency Effort associated with Sandy Recovery Program at Smith Houses – $51 Million

Performed Construction Management Services as Agent for the New York City Housing Authority (NYCHA) Smith Houses Development in Lower Manhattan during the Pre- Construction Phase of the project. Construction scope of work consisted of the installation of 350 kW to 450 kW standby generators on the roofs of four 17-story building which had been damaged by Hurricane Sandy, replacement of electrical service feeders to each building, new electrical rooms with metering and distribution equipment relocated to the roofs of the buildings, installation of flood walls, water tight doors, and removable flood barriers to prevent future storm damage to affected buildings, installation of backflow preventer check valves on sewer lines, roof replacement, new site lighting including lighting feeders and poles throughout the entire site, replacement of damaged mechanical equipment, interior finishes, doors, hardware, concrete stairs and partitions in affected areas. NYCHA / Interior Stair Replacement at Whitman Houses – $9 Million Performed CM and owner’s representative services for replacing interior stairs at the New York City Housing Authority (NYCHA)’s Whitman Houses in Brooklyn. Project consisted of replacing the deteriorated six-story metal and concrete fill interior stairs at 10 of the buildings within the residential complex. The scope of work also included the construction of exterior temporary stairs from the ground floor to the roof to serve as a temporary means of egress during the duration of the replacement project. This effort also included replacing all stairwell doors and windows, the abatement of all VAT flooring and replacement with vinyl composite tile VCT flooring, and replacing all metal stair treads at the ground floor level. NYCHA / Wise Rehabilitation Roof Replacement – $652K Replacement of an 8,000-sf apartment building roof in Manhattan requiring asbestos abatement and extensive masonry repairs to parapet walls and bulkheads. Special attention had to be given to safety of the residents, given the condition of the parapet walls and the wood roof deck. Construction duration was 6 months. (5/2007 - 7/2007) Amtrak / East and North River Tunnels Fire Standpipe Installation Provided CM and owner’s representative services for the installation of approximately 76,500 feet of 6-inch dry fire standpipe in Amtrak’s four East River tunnels and two North

(Hudson) River tunnels. Coordinated the schedules for the installation work, which was conducted over weekends during 55-hour intervals. Planned and coordinated various activities, including the removal of obstructions by Amtrak’s in-house force account labor so that the installation could proceed without interruption. Responsible for all deliveries of materials with particular attention to the tight security requirements demanded by the client. (3/2005 - 9/2005)
