DESCRIPTION:
o Coordinating structural and finishing works with Sub ordinates for a block in Super Luxury Apartments (B+G+20)
o This ambitious Project involves complete renovation of the two hundred guest rooms and fifty suites, as well as the main guest arrival porte cochere, meetings and events spaces, majestic lobby lounge, grand ballroom and all day dining restaurant. Responsibilities: -
Planning, organize & manage all resources and field activities to achieve an efficient and economic completion of the contract, within the agreed time and cost.
Monitoring the day to-day activities write Master Program splitting into weekly/daily program & follow up for getting the required resources for functioning of day to day activities. Tracking of machinery, men & material delivery.
Daily Activity Report Preparation and submission to the Project Manager.
Coordinating with MEP team for effective completion of work as per the requirements.
Manage subcontractors to ensure delivery in line with project requirements.
Submit and obtain client's approvals for material samples, well in time
Maintain master record of approved drawings/ deliverables
Coordinate with the consultants to ensure availability of drawings and work methods at the required points of time. Ensure standard civil engineering and quality has been followed.
Labor bill & Subcontractor Bill to be verified and submitted to the Project / Construction Manager for further processing.
Preparation of Bills for the ongoing works executed to be submitted to the client and get approval from the Manager.
Regular reconciliation of materials and other resources.
Variation analysis, reporting to the Project Manager with suggestions of corrective action
Ensure Health, Safety and Environment (HSE) legal compliances are met and provide Corrective Action Report with Lessons Learnt to the Project Manager.
Ensuring all documentations up to date at the site as per the ISO requirements and complying to the client's requirements and update to the Project Manager.
Under take Corrective and Preventive Action as advised by the Construction Manager/Project Director
Identification of Foreman/Charge hand & down the line and encourage for better performance and appreciate the efforts put in.
Raising & follow up of Inspection request (IR).
Direct lead and support other Foremen’s and skilled/unskilled personals managing and executing multiple tasks and projects, and lead construction teams for achieving target goals.
Lead the Planning, sequencing and implementation of Project Execution Plan.
Monitor progress of works with respective to approved project schedule.
To coordinate with internal design team and external consultants during various stages of projects as required.
Ensure and review DPR, WPR and MPR submissions by respective vendors.
In depth knowledge on finishing works.
Handled project tasks and resource requirements.
Implement Quality Control procedures on site and monitor contractors work quality and compliance with design documents and codes.
Track project deliverables using appropriate tools & provide direction and support to project team.
Check on long lead items for procurement of material, equipment etc., to be procured by contractor and owners.
Interpret the drawings, Specification, BOQ and execute the all respective works.
Design management works and resolve the RFIs & Technical clarification from Vendor & contractors.
Follow the KIP HSE compliance and implementation.
To check and keep control on the wastage of materials at site.
Present reports defining project progress, problems and solutions.
To prepare MIS on monthly basis, monthly consumption reports, daily progress report, etc.
Review monthly project cost between planned cost v /s actual cost and forecast effect of changes. Ensuring that all appropriate changes are recorded accurately.
Prepare Material requirement schedule based on the Bill of quantities prepared by the Architects. Co-relate Material procurement schedule with the programmed schedule.
Ensure submission of adequate documents required for Building certifications
Under take Corrective and Preventive Action as advised by the Construction Manager/Project Director
Ensure standard civil engineering and quality work.
Generating modification and up gradation cost and explaining the same to the customers.
Study of the related documents such as drawings, Electrical drawings, plans etc., and getting clearance internally and with Consultant for execution and completion of work.
Coordinating with MEP team for effective completion of work as per the requirements.
Generating snag list and closing the same for the smoother handover of Flats.
Monitoring construction schedule and making a look ahead program for timely completion of villas.
