Architectural and Engineering firm – Provided engineering. civil and construction management services for petroleum and alternative fuel industry. Managed six clients with a project load of 33 to 41 locations. My responsibilities included:

• Project lead that would meet with the clients to understand their initial thought process and coordinate these designs onto paper for client reviews and approval.

• Attend, process and obtain agency approvals from Community Hearings, Entitlement Planning Hearings and Environmental agencies.

• Manage and review all site logistics and building designs and oversee all construction documentation was prepared per the governing agencies which included civil, architectural, MEP’s, structural, landscape and fuel.

• Managed and ensure that all utility service applications, reviews and approvals were coordinated for each client’s project to avoid costly scheduling delays.

• Oversaw the entire construction document process and would submit COR’s for added services beyond the initial contract agreement.

General contractor - Construct and managed ground up, tenant improvement:

• Ground-up site: build-out a two-story podium food and retail center, a two-story parking structure with a full- service carwash, two full-service restaurants and two retail stores.

• Managed the construction of a 30’ tall x 375’ long pinned retaining wall to hold back a hillside.

• Preconstruction site services and demolition of two buildings for new big box retailers.

• Managed the construction of 14 school locations, 4 relocations and 6 remodel locations over three states.

03-2014 to 04-2016: Craig Realty Group, Newport Beach, CA Senior Project Manager

Managed twelve Regional Outlet Centers with an annual portfolio responsibility of $9.6 m to $185m:

• 52 acre property with all site improvements, which included: a 425,000-sf retail, food and office uses; Managed all utility service to the center and each space, including over 75 RTU units per Title 24 and Fire Life Safety requirements; 11 elevators, 2 sets of escalators, 2 loading dock-leveler; a Two Story 1,100 stall parking structure; a 425-ft. long bridge spanning over an Army Corp and Coastal Commission canyon; and a $1.5m FFE materials for common area site amenities.

• Implementation of an Outlet Center Food Court face-lift which included: RTU replacement, Floor tile improvements and upgrading all FF&E while staying open for business.

• Construction of a ground-up free-standing two-story 8,000-sf Logistic Center (storage facility) with a freight elevator and an ADA compliant Restroom.

04-2006 to 10-2013: Disneyland Resort, Anaheim, CA Project Manager III

Campus entertainment - Designed, managed, and facilitated building upgrades and improvements. Managed an annual portfolio between $5m to $14m - herein are several key projects completed:

• Implemented from inception to occupancy of an 8,500-sf 2nd Floor HealthCare Clinic. This facility required the remediation of hazardous materials prior to the installation of a ADA gurney accessible elevator, six Exam Rooms, an X-Ray Room, three Dr.’s Offices, with a 2,500-sf Physical Therapy Clinic and several ADA compliant restrooms along with a 3,500-sf Pharmacy.

• Implemented a new Partners Credit Union facility within an existing building space of 2,880-sf.

• Emporium retail store with a multi-phased rehabilitation. This store is the highest volume store at the Resort; I was tasked to implementing new: ADA exiting strategy, 28 POS stations, Lighting and Lighting Control package, HVAC compliance to Title 24, and all wall and floor merchandise fixture replacement. This was a “No Down” project and it was open during the entire duration of the 14-month project.

• Managed the design and implementation of Resort Wide Emergency Communication Systems. The objective was to obtain 90% Resort Wide Coverage and maintain the existing 800 MHz system as redundant coverage; upon completion and commissioning we obtained 95% coverage to the Resort property, which included: Tom Sawyer Island, attractions, retail spaces, dining rooms, kitchens, basements, attics, hotel rooms, storerooms, restrooms, tunnels, service maintenance bays, BOH shops, off-site warehouse facilities, and all parking structures and lots.

• Tasked with upgrading the Pirates of the Caribbean, Small World, Haunted Mansion and Splash Mountain attractions to meet current Integrated Security Systems (ISS) fire codes. Our requirements included implementing smoke detection (VESDA), fire alarm, and smoke evacuation systems that interacted with ride controls, attraction lighting, and sound spiels to inform our Guests within the attractions and associates buildings.

• Issued last minute projects to meet year-end budget obligations to meet fiscal year-end financial obligations. These projects included: Design and construct an 80’ long Back-of-House pedestrian bridge to get Cast Members from one park of the park to the other; also design and construct a security gate system to secure the firework ordnance when it was being moved to the launch areas.

04-2005 to 04-2006: Merle Norman Cosmetics, Los Angeles, CA Director, Studio Design Manager

Nationwide franchise retailer for women’s cosmetics - 1,800 studio locations across the United States.

• Oversaw a staff of 7 to design and implement over 150 locations. I was responsible for the design and FF&E procurement package for each franchised location.

• Review all new and existing branches, remodels, and relocations of studio sites. Contacted each owner and discuss the step-by-step process on the chain of events that will be taking place on their project.

• Manage and oversee all FF&E rollout procurement programs and developing new means for cost savings; implemented 38% savings in acrylic display fixtures, 32% savings in pre-manufactured cabinetry, and 23% savings in freight.
