Project Manager
As a Project Manager, I am the first point of contact for any issues or discrepancies arising from within the heads of various departments within the organization and the liaison to multiple national, semi-national, and local builders’ field managers, PM’s, and purchasing departments. I am responsible for different aspects of the project to include verifying scope, submittals, schedules, finance, risk, quality, and subcontractor management. Currently working for a structural component manufacturer and building material supplier, my specific duties includes coordinating with multiple internal departments to include senior staff, design, estimating, purchasing, scheduling, accounting, manufacturing plants, and customer service to stay ahead of interoffice processes and translate information external builders and installers. Additional job responsibilities include quality and safety walks for framing, windows, doors, trim, cornice, features, while finding ways to minimize back charges while maximizing profits through RFI’s, change orders and other technics. This is done by performing quality control on the project throughout development, adjusting schedules and targets on the project as needed, and motivating people involved in the project to complete tasks on time.

90% of my focus was commercial construction and multifamily turnkey framing where we provide both material and labor for framing packages to include restaurants, apartments, towns, mixed use, and assisted living facilities. Windows, doors, fiber cement and vinyl siding, drywall, insulation, cabinets, and roofing are all extended scopes that I often provide as a part of framing packages. Because of my commercial general contractor estimating background, I am very familiar with scopes and coordination of all the other divisions/CSI codes.

Estimating and Purchasing Manager
At King Carpentry, I perform a dual role, operating as both the Estimating Manager and as the Purchasing Manager. By doing so, it allowed me to follow each project from the beginning by determining what projects we are to bid, until completion by monitoring the purchases of the goods and services in an effort to see that all projects come in at or below budget. On the estimating side, I receive ITB’s, review projects, determine which projects have enough scope and profitability and distribute said projects to the estimating staff to perform quantity and labor surveys. Upon completion, I reviewed take-offs and the proposal before it was sent out. I also worked with potential installers on specific scope and to have an advantage for better opportunity to win said projects. As the Purchasing Manager, I consider price, quality, availability, reliability, and specifications when choosing suppliers and their material. I obtain the best deal for the company for the specified goods and services at the lowest possible cost to increase margins. I often interview prospective suppliers and visit their plants and distribution centers to assess their capabilities and keep abreast of changes affecting cost and demand for required materials. In the 3 years of operating in this dual role, I grew the commercial construction revenue yearly from an average of $900k per year to 6 million in revenue for commercial construction.

I resolved technical bidding issues with both subcontractors and A/E teams through RFI’s and communicating the experts, IE the subcontractors. I’m able to interpret the intent of Architects and Engineers even when plans and specifications are not complete.
