Assistant Resident Manager

Leads a staff of 23 employees in the management of two 250-unit twin residential condop buildings, overseeing all day-to-day operations including but not limited to: maintaining four low pressure duel fuel boilers, standpipe and sprinklers, plumbing, electrical, staff management, Union policies, and generating payroll. While ensuring the highest level of customer service, building security, sanitary conditions and building standards.

Communicates directly with contractor representatives to coordinate teams and schedule work times for various residential renovation projects, supporting the completion of projects on time and within budget. As well as, overseeing move in and move outs.

Spearheaded several capital improvement projects for the building including a 3,000-window replacement, two lobby restorations, 500-door replacement project, courtyard renovation, boiler replacement and gas conversion, Local Law 11 facade repairs, Local Law 87 energy retro-commissioning, asbestos abatement and eight elevator modernizations. Manage a team of up to 15 contractors during a comprehensive 56-floor renovation, updating the building with improvements to the molding and lighting of residential hallways.

Supported the installation of new roofs on both buildings in the complex, facilitating the project from inception and planning through to completion.

Coordinate an acre of landscaping for the complex, securing materials and overseeing the execution of landscaping process. Winner of the 2011 NYC Green Roof Award.

Participates in meetings with management representatives and the Board of Directors, effectively communicating project progress and future building needs.

Demonstrates proficiency in operating BuildingLink and KeyTrak, streamlining and optimizing building management process.

General Plumbing/PumpWorks – New York, NY 1989 – 1996

Upon completion of four-year Local 2 apprenticeship, promoted to Mechanic. Responsible for troubleshooting high-pressure steam leaks in commercial high-rise buildings including but not limited to pressure pumps, circulator pumps, cooling towers, hot water heaters, house pumps, vacuum pumps, and constant pressure systems.
