Seeking a Resident Manager’s position where I can contribute and help elevate standards using my luxury property management and operations skills.

432 Park Avenue Condominium March 2017 –

Commercial/Retail & Residential Operations Supervisor-

Overall Responsibilities:

Manage day-to-day BOH operations of the property while emphasizing a positive response to concerns of Owners and Management.

Ensure the timely maintenance of all building operations and systems, including the coordination of Security preventive maintenance work and construction alteration(s) management.

Ensure that all delivery(s) are efficiently scheduled and meet all COI requirements.

Oversee all maintenance and repair work, including obtaining quotes from vendors, scheduling and coordinating work, and reviewing work during and after completion.

Respond to building emergencies to coordinate resources and provide appropriate guidance in securing emergency vendors. Implementation of corrective and preventive building protocols.

Consistently provide overall attention to details, with strong work ethic and administrative/organizational skills.

Supervisory Responsibilities:

Oversee daily security and service operations while communicating with Operations Manager and Building General Manager.

Oversee, train, motivate, and evaluate work performance of team members.

Recommend team member corrective actions to GM.

Maintain a productive working environment.

Alterations - distribution of GC protocols/rules, conduct work kickoff meeting to review work scope, work rules and required MEP shut downs.

Inspection and daily tours to ensure compliance of rules. Develop, implement, and oversee preventative maintenance program for all relevant equipment.

Schedule and participate in weekly Alteration inspection tours with building Architect and Operations Manager.

Ensure all insurance requirements are up to date and inputted into tracking system/software. Programming and updating of all access control systems.

Security Manager -

Worked with Resident Manager and Assistant Resident manager on day to day operations including, Payroll, Staff Scheduling and Department Budgets.

My duties included conducting investigations regarding noise, smells and breach of protocols. Responding to alarms and conducting tours/systems checks.

I have created a tracking system that allowed for multiple projects to run simultaneously.

I managed a large traffic flow over one hundred and fifty visitors daily, access control with building link system with SOP for staff and workmen.

I developed new quality standards for better quality performance and reliability of the entire security system by upgrading cameras, which increased playback time by 50%, with Genetic security camera system, C-Cure card/fob for access control.

Managed the safety and security an apartment community of 210 apartments including supervision of employees and vendors.

Strong sales abilities and customer retention with prospective resident and current residents resulting in 98% occupancy levels or higher.
