Experience In the past 30 plus years I have worked with mostly commercial construction projects from low rise tenant improvements to a ground up medical office building for the County of Los Angeles Department of Public Works. I have also managed projects in active hospitals designed to OSHPD 1 standards. I am proficient at Microsoft Projects 2015 and trained in P6. I have extensive experience with resolving design problems in field or beforehand by plan review using RFIs. The schedule and budget are my first priority as well as a strong compliance to safety and I am proud to say that I have excellent customer service skills. I and always “expect” repeat business.

Work History

Build Group Construction – July 2018 to Present- I was hired as a senior superintendent to run a multi-floor TI build out for a new client named WeWork in down town San Francisco, Ca. This challenging project came in on time and budget so I was given a $26 million core and shell / renovation project in Sunnyvale, Ca. This project consisted of 4 large commercial buildings that we added 3 additional lobbies that were all 3 stories in height. New elevators and new facade. The project is mile from one end to the other and the entire site is being upgraded to current ADA standards. I created the project schedule and manage its update at the weekly OAC meetings.

Dome Construction Inc. – South San Francisco Office – August 2017 to July 2018

Hired to the position of a Senior Superintendent. Currently finishing an “H5” lab for TE Connectivity of Fremont, Ca. Performing lab upgrades Agilent of Cupertino, Ca. I had crews up to 7 men and 1 assistant superintendent that I mentored.

R & S Construction Redwood City – January 2016 to August 2017

Position: Lead Superintendent

“Apple World Wide Head Quarters” ground up Office Building $300 million plus

I was hired to oversee 2 out of the 8 office sectors then moved to the customs portion of the project working with detailed finishes and customer driven tolerances.

XL Construction General Contractors – 2015 to 2016 Superintendent

I was one of 2 superintendents on a $28 Mil UCSF hospital patient care wing complete renovation. I was responsible for all sub communication and developing RFIs. Tracking progress and infection control issues.

Superintendent on a library renovation at Lynbrook High School, San Jose. DSA design approved following all inspection requirements. $900K

Completed a medical procedure room remodel in Fremont for Sutter Health- $280K

MAI Industries General Contractor- “2014 to 2015” Senior Superintendent Microsoft $1.2 million cryogenic testing chamber(s) project with lab and clean room design requirements.

River Rock Casino remodel North of Santa Rosa, Ca. Additional storage space with reallocation of existing casino to offices. $625K

Bristol Myers Squibb - Clean rooms and extensive exhaust system addition. Structural support added to allow for new extensive exhaust ducting. – $1.3 million

Kaiser Permanente Hospital – “2008 to 2014” General Superintendent In house Construction Services. OSHPD work in an active hospital. Radiology rooms, CT, Cath Labs, MRI, Patient rooms upgrades and ADA upgrades. MOB electrical service upgrades and ICU and CCU Patient Room Renovations. Several projects active

construction at all times. Responsible for creation of project schedule,

ICRA & PCRA$1-$10 million each project.

Morrissey Construction 2006 - 2008 Site Superintendent

Public Works, “ground up” project built to OSHPD-1 standards. $5.5 million. 12,400 sq. ft., stick framed, single level building. Difficult site development due to existing trees and abandoned buildings. Over X the site with compaction of 6” lifts while under continuous inspection and direction. Completed on time and within existing budget constraints.

Marmol Radziner Architects/ Design Build- 2005 to 2006. Superintendent

$6.2 million Mansion Renovation

This was a home for the Stars in Beverly Hills, Ca. 80% demolition of the original structure with all new design and adhering to current seismic requirements. What a view!

Project list Summary

Ted Kipers Senior Superintendent Kaiser Permanente Projects:

Radiology remodels to remove “wet” processors and install new digital processors. Seven separate projects located in MOBs to main hospital with OSHPD stringencies. We came in second in the reign for complete installation.

Infusion department remodel and expansion Pain Management department remodel and expansion ICU and CCU patient room humidifier equipment upgrade.

TI work to build out exam rooms and new reception area at Torrance MOB

ADA Elevator addition by constructing ground up building to house the new ADA approved elevator and new face of the building entrance. Demolition of existing public rest rooms and build out new with new layout to comply with ADA requirements.

CDRP MOB ADA remodels to public rest rooms and existing building access.

Torrance MOB new TI build out for Mammography exam department. Installed new wet processor and humidifier for equipment.

Lakeside MOB electrical upgrade to main switch gear and new feeders Lakeside MOB DDC controls upgrade to existing mixing boxes of HVAC system Lakeside MOB installation of new compliant exit signs throughout building.

Long Beach build out of new radiology room with lead and structural steel support to carry the overhead radiology equipment.

North Hospital complete demolition of existing radiology room #1 and installation of new walls, floors and overhead radiology equipment.

South Hospital ADA remodel to 8 public rest rooms and 8 patient rooms. The patient rooms and the public rest rooms were completely demolished to allow for new wall configuration to achieve ADA requirements. The patient rooms were configured into 3 bariatric rooms and 2 patient rooms. All performed while the hospital; wind was active and providing service to patients. We had to perform a med gas shutdown and coordinate with the facility for the necessary tanks for patient use. Part of the project was to install new exhaust unit by crane up to the roof and build a rated shaft wall for the new ducting. All OSHPD regulations were adhered to and followed.

Morrissey Construction- Public Works project- Sun Valley Health Center

This project was almost 5 million after change orders. I was Senior project superintendent onsite. I coordinated the abatement of the old existing building that had lead and asbestos problems. Once abatement was completed I had to relocate a water main for the adjacent grammar school that was NOT part of the drawings. Moved on to compaction of the pad as well as rough grading. This building is 10,400 square feet with a 30 foot high rotunda style entrance, wood framing, performed in phases to allow multiple trades to work at the same time. This project was completed on time due to time extensions from the county for additional work from unforeseen site conditions. Have pictures upon request.

Kipers Construction-

New home and restaurant work as well as high-rise TI in L.A. Crew performed many TI projects in up scale offices in office building in Los Angeles. Worked in Banks as well as espresso bar type coffee shop TI. Also worked as an approved contractor for State Farm bidding and repairing residential as well as commercial building that had water damage. Worked for lender-required updates to allow the properties to be able to be financed. Remodeled large inner city home and turned them into “legal” duplex or tri-plex properties. Many complete roof tear-offs and recovers from comp to shake. I Self-performed all my own plumbing and electrical as well as painting and flatwork. Kitchen remodels were a big part of my business and I installed my own tile and floor coverings. Hanging drywall, taping and texture or smooth wall was also self-performed in house.

UCSF Patient wing remodel. 28 Mil in value, I was the superintendent on the 7th floor as well as other smaller areas. Lynbrook High School Library Renovation, San Jose, Ca. Office conversion to a medical procedure room.

$300 million plus, high end buildout for Apple Head Quarters

Dome Construction

Extensive TI remodel to an existing clean room to achieve the “H5” classification needed for the user’s chip production. Customer is TE Conectivity of Fremont, Ca. 5 million in value.
