Provide preventive maintenance schedule of all electrical and mechanical equipment’s like fire alarm, firefighting, generator, Chilled Water System, FCU’s, motors, exhaust fans, supply fans, Building management system and electrical distribution system.
Ensure emergency call outs are attended to promptly remedy satisfactorily. Resolve any unexpected technical difficulties that may arise.
Analyze technical solutions for any problems encountered in the properties
Maintain proper records of work sheets, schedules and work programmed, material used, stock levels, and issues and maintains report.
Checking all system in the Command Center – Operations of the BMS,CCTV, Irrigation System, Central battery System, Lighting Control Software’s, Fire alarm panel, Audio System Etc..
Liaise with all 3rd party service providers and suppliers
Check quality of workmanship, both internal and external sources
Conduct daily toolbox talks and safety talks to all maintenance staff.
Prepares and submit permit to work before work start
Conduct consolidated Total Safety Task Instruction for Maintenance crew on their respective field.
Assigned maintenance staff to their respective location and make sure that all MWR (Maintenance Work Request) given are responded and completed.
Provide Observation Report to all defective equipment’s before repairing.
Create Preventive Maintenance Schedule and checklist for AC units, pumps and motors.
Implement quarterly testing of fire pump system.
Implement quarterly testing of fire alarm units.
