Executive Director of Community Management/Lordon Management Company 2004 - Present

• Direct supervision of management consultant services to over 230 communities ranging in value from $20 million to $170 million, all with having at least 100 single family residences each.

• Report directly to President/ Owner & Vice President of Operations.

• Direct supervision of 25 subordinate community managers in accordance with overall company policy, including performance reviews, addressing performance corrective action and dismissal if necessary.

• Oversee management of HOA budgets and approve expenditures for areas of responsibility. Provide year end figures to Budget Director and interface with community managers to ensure timely completion of budget and year end processes.

• Attend Board of Director meetings with subordinates to instill company involvement and demonstrate proactive approach to management.

• Travel to regional offices regularly to ensure company objectives are met.

• Creation of operational platforms, such as report templates, procedures and more that have directly affected the bottom line by addressing cost efficiencies and streamlining operations.

Community Association Manager & Director of Training/ Lordon Management Company (promoted) 2002 - 2004

• Maintain all responsibilities as Community Association Manager.

• Attend industry trade shows, and related speaking events to stay abreast of new procedures and services that can be fiscally beneficial to clients and community managers and present those items during monthly staff meetings.

• Expert knowledge of Microsoft Applications: Word, Excel, Power Point, as well as established software programs such as Property Expert and CRM applications.

• Developed training manual for new community managers: Budget analysis, contractor/vendor/service provider oversight and bidding procedures, accounting, capital improvement procedures other forums. • All aspects of financial and community management for up to 10 communities of 100 homes or larger. At peak, managed 13 communities.

• Preparation and monthly review of financial reports for each community.

• Liaison for Board of Directors with all association contractors and members. Issuance of and management of all work orders and vendor services. Managed vendor work onsite at properties to ensure timely completion of work per approved scope or contracted work.

• Conduct routine site inspections, investigate all complaints, disturbances and violations and resolve/address the issues.

• Enforce all policies and procedures. Maintain compliance by ensuring all community records are maintained in accordance with all legal requirements.

• Identify and implement opportunities for increasing revenue including proposing and justifying capital improvements that enhance the asset’s value, optimize return on investment, and promote long-term financial growth for the community.

• Directly interact with the association committees and the Board of Directors within the Association governance model for the purpose of advisement and ultimate implementation of Board
