SUMMARY OF QUALIFICATIONS

Having been given the opportunity to be responsible for the completion of over 7,000 homes comprising of both multi-family and single family homes from conception through completion, I have compiled a broad spectrum of knowledge in all phases of project development including: commercial development, conceptual planning, design development, negotiation, contract writing, forward planning, permit processing, purchasing, both on-site and off-site supervision, and client relations. My experience comes from working with large volume builders, mid-size builders, investors and individual clients.

PROFESSIONAL EXPERIENCE

CDG, SENIOR CONSTRUCTION MANAGER Costa Mesa, CA. 2018-Present.

Most recently completed for CDG the renovation of two separate commercial structures totaling 58,000 s.f., in Thousand Oaks, CA. The renovation included a complete exterior/interior makeover, tenant improvements, offsite work, and acted as liaison on behalf of ownership with City and current tenants.

Previously completed an 87-unit apartment community consisting of 5 residential three-story structures, 5 non-residential structures, swimming pool, basketball court, and clubhouse. When I arrived the project was behind schedule by six months and was in danger of losing over $21MM in Low income tax credits. Through our efforts the project was completed in the time line needed.

CGI STRATEGIES, CONSTRUCTION MANAGER Woodland Hills, CA. 2017-2018

As a Multi-Family portfolio owner my role was to review the bid process and oversee Contractors on ongoing projects. Also, I was responsible to solicit, negotiate and contract with new General Contractors for future projects. My position changed when I was asked to step in and complete two ongoing projects a fifty-unit 1926 apartment renovation (Villa Carlota, Hollywood), a new sixty-unit apartment complex (KODO) located in Los Angeles and to additionally oversee all capital improvements on several company owned projects.

RINCON REAL ESTATE GROUP, DIRECTOR OF CONSTRUCTION San Clemente, CA. 2015-2017

Responsible for all home building operations comprising of 19 individual projects totaling over 65 million dollars in value. Duties include the creation and implementation of company policies and procedures, overseeing the activities of all construction related departments including forward planning, purchasing, and field staff.

PLANET HOME LIVING, CONSTRUCTION MANAGER Newport Beach, CA. 2014

Construction Manager for various SLO projects along the Sunset corridor in Los Angeles, California. All projects were taken from grading through completion of homes and Bond Exoneration. Duties include scheduling of trades, managing subcontractors, quality control, governmental inspections, and insuring that the project meets its projected completion milestones while remaining on budget.

COASTLINE INDUSTRIES, PROJECT MANAGER Newport Beach, CA. 2009-2014

Doing work for such Investor Groups such as Chase Merritt, PPP Group and VRE Corp., as Project Manager it was my responsibility for the organization and coordination for all jobs including supervision of the refurbishment of over 600 properties. My responsibilities included scope of work creation, home design, bid solicitation, quality control, permit processing and assisted both the acquisition and sales group in pre-acquisition property reconnaissance.

CORNERSTONE DEVELOPMENT, DIRECTOR OF OPERATIONS Newport Beach, CA. 1994-2008

A construction and management firm specializing in project/construction management and project control services I was responsible for the companies Real Estate operations and Building Activities including overseeing of all purchasing, field operations, customer service, land acquisition, quality assurance, cost control and client builder relations, site supervision and acquiring governing agency approvals. Among the projects completed were several residential sub-divisions, various luxury homes including a 21,000 sq. ft. custom residence, a mixed use podium style residential/office complex, a restaurant jazz club, and an 8,000 sq. ft. hillside residence requiring California Coastal Commission approval.

CUSTOM LIVING HOMES AND COMMUNITIES, VICE-PRESIDENT OPERATIONS

Newport Beach, CA. 1988-1994

First volume builder in Southern California to build, market and sell Million Dollar tract homes. During my tenure we successfully staffed and reorganized the construction, project management, and purchasing departments into a focused and cohesive group. Began a successful company program to produce zero-defect homes. Created a new and separate division to provide design build services for both residential and commercial projects. Additional responsibilities included planning, scheduling, and execution of the company’s land development and home building activities in Southern California.

IRVINE COMPANY, PROJECT MANAGER Newport Beach, CA. 1985-1988

Responsible for the completion of multi-family projects, ranging in size from 100 to 263 units. It was my responsibility to manage the projects from grading operations through bond exoneration. The projects which included a hillside senior’s community were all completed in a timely manner and within budget. In addition to those projects I also served as Construction Coordinator (on behalf of the Irvine Company) in conjunction with Caltrans and the City of Newport Beach for the expansion of Pacific Coast Highway in Corona del Mar.

FINE DEVELOPMENTS, PROJECT SUPERINTENDENT West Los Angeles, CA. 1981-1985

My role consisted the supervision and scheduling for various podium style mid-rise luxury condominium projects, and commercial developments. It was my responsibility to insure strict adherence by subcontractors to comply with company standards and schedules. Additionally it was my responsibility to maintain both daily and weekly construction reports, attend weekly construction meetings, and act as company liaison with prospective buyers, clients, and partners.
