TERMS AND CONDITIONS
SCHEDULE OF SUPPLIES & SERVICES
The Contractor shall provide all management, supervision, labor, materials, supplies and equipment (except as otherwise provided), and shall plan, schedule, coordinate and assure effective performance of construction operations and of the workshop. The following is a combined Performance Work Statement for all construction services and other related services.
1.0 Introduction
1.1 Expertise and Trade Disciplines: The types of expertise and trade disciplines include, but not limited to, masons, tile setters, carpentry, welders, steel workers, and general laborers. 1.2 Time to Complete: This contract shall be completed within 65 business days. This shall not include official Saudi holiday’s or Friday’s or Saturday’s. All time required by other contractors shall not be counted within the approximate 50 days to complete the work. Any time delays waiting for or caused by other suppliers, installers, inspectors, or owner representatives shall not be counted as part of the 65- day completion time.
2.0 Specific Work Items
General
2.1 PERFORMANCE WORK STATEMENT. Maryam Obaidan Alharithi Ltd. shall provide the work necessary to remove the exciting slab and demolition of the bathrooms and re building new 12 bathrooms that include water pipesing bathrooms accessory are not inbuilding the price 2.2 Additional Work. Any work not specifically identified in this contract shall be jointly negotiated and agreed upon by the two parties and invoiced as a separate price. 3.0 Performance Plan:
3.1 All work shall be in strict compliance with the provided drawings (consisting of two sheets of drawings with the stated elevation of floor plan) and this contract. Any conflicts between the drawings and this contract, the contract shall take precedence. 4.0 Supervision and Contractor Employees
4.1 The contractor shall not employ persons for work on this contract if such employee is identified to the contractor as a potential threat to the health, safety, security, general well-being, of the owner, the building occupants, or its other tenants, employees or visitors. 1. The contractor shall identify an employee who has the authority to act on all sub-contractual matters. This employee shall be present and available during normal hours of operation, within 30 minutes to respond to problem areas.
2. All contractor personnel shall present a neat appearance and be easily recognized. Contractor personnel shall wear distinctive clothing or badges that display the company name. 3. Lower tier contractors working for the contractor will carry their own company identification cards and a contractor letter of identification.
4. Tobacco products shall not be used by contractor employees inside the offices compound. PERFORMANCE WORK STATEMENT

5. Contractor shall furnish in writing to the owner the names and phone numbers of the contract manager and all management and supervisory employees. 6. The contractor shall provide direct supervision of its own employees. 7. In no event shall any understanding or agreement, contract modification, change order, or other matter in deviation from the terms of this contract between the contractor and persons other than the authorized owner or their designated representatives. 8. Contractor employees will refrain from any private business or professional activity or from having direct or indirect financial interest which would place them in a position where there is a conflict between their private interests and the interests of the owner, particularly those related to their duties and responsibilities on this contract.
9. Hours of Operation. The contractor shall perform the services required under this contract during the following hours:
10. Duty Hours. Normal duty hours are Sunday through Thursday, 0800PM – 0400AM, except for KSA holidays. The contractor shall be expected to properly schedule employees and perform work after normal hours to avoid owner impact at no additional cost to the owner. 11. Overtime: The contractor shall identify any situations or requirements that will require overtime be performed and present that request for overtime to the owner. In case of an emergency the owner or his/her designated representative will verbally present a requirement for overtime to the contractor. Overtime will only be paid to the contractor if approved or requested by the owner or his/her designated representative. Acceleration or overtime required by the owner shall be separately compensated to the contractor.
5.0 Payment Terms and Conditions
Down payment 50% prior to start of work; an additional 40% at the halfway mark; 10% at proj ect completion.
Project start will be executed 7 days after initial 50% deposit. All Prices quoted are valid for 10 days
