Through my years of experience I have possessed very high leadership skills in all phases of development and construction. During the last 26 years in the industry I have attained a tremendous amount of knowledge in the wireless construction and development, but I have always realized that this is an ever-changing industry and everyone in it must be able to react quickly to changing regulations and conditions. Besides working all aspects of site acquisition and site construction, I have trained a number of real estate professionals to become telecom site acquisition agents, and have helped numerous local government authorities to revise their zoning ordinances to comply with Sec 6409(A) and Sec 332(C)(7) of 47 C.F.R.. More recently I have helped these local governmental authorities revise their ordinances to comply with the State of Minnesota’s small cell wireless facility 2017 legislation and the FCC 2018 declarative ruling.

Responsible for site acquisition on numerous Verizon new macro and small cell site build projects in Minnesota, South Dakota, Nebraska, Wisconsin, and North Dakota. These projects included new tower builds, water tower installations, co-locations on existing towers, and rooftop installations. Duties included site evaluation, initial design, lease negotiations, acquiring the necessary zoning and building permits, and getting modifications to cumbersome local zoning ordinances as needed.

COMMUNICATION
I have been delivering presentations to numerous county and city zoning boards for the last 26 years educating them on cell site technologies and advising on constructive ordinance revisions concerning al types of wireless facilities. In the last 9 years I have been making presentations to social, church and charity groups asking for support for a non-profit organization that does sustainable community building in Haiti. This communication skill is particularly helpful in establishing a relationship with a potential landowner that a wireless facility lease is being negotiated with, and the zoning administrative staff that a zoning permit is being processed through.
LEADERSHIP
My leadership capabilities were developed through attaining my Eagle Badge in the Boy Scouts; my military experience in the Air Force; and by developing several working teams with different companies, and organizations. The premise for good leadership starts with a thorough knowledge of what you are trying to accomplish, organizing for success, precise communications with teammates, integrity in the process, and sharing of the responsibilities and rewards. Through this process a person can become a respected and effective leader.
