Propertysmith Management 01/20 to Present – President / Owner

– Property Management Company for one client: MRBK, LLC.

Other responsibilities include, but are not limited to:

Started my own Property Management Company after a 20-year long career in Multi-family Housing.

Property Management and Project Manage a 3.6-million-dollar Office Building. (Jacksonville, FL)

Property Management of a 6.5-million-dollar school. (Poinciana, FL)

Both assets sold in August, 2020.

Due to COVID-19, I was unable to acquire more clients and I was forced to close the business.

Greystar Management – Austin, TX 10/13 to 01/20 – Sr. Community Manager

– Lamar Union, a 442-unit Mid-Rise with 1st floor retail (Austin, TX)

Other responsibilities include, but are not limited to:

Initial objective was to increase resident morale and work on reputation of asset. Raised from a 2.3 to a 3.9 in three months.

Started a multi-million-dollar window renovation in July of 2019.

Pushed new rates up .04 cents within the first three months, monitoring turn-around to maximize rate while keeping occupancy.

– Via6, a $350 million 654-unit high-rise with 1st floor retail (Seattle, WA)

Other responsibilities include, but are not limited to:

20-million-dollar renovation of Aquatherm piping, including resident relocation and vendor interaction.

8-million-dollar fire restoration project.

High Resident Retention – able to attain 58% renewal rate of all current residents while keeping morale and spirits up while we

replaced seven miles of pipe in the building.

– Elan Med Center, a 348-unit New Construction Lease-Up (Second Half) (Houston, TX)

Other responsibilities include, but are not limited to:

Took over a 348 unit Mid-Rise in the medical center of Houston, TX.

Reevaluate the marketing and promotion strategies for a slow patch in the second half of the lease-up.

Resident retention – second year renewals were kept above the 50% attrition mark with non-traditional strategies.

Carroll Management Group – Houston, TX & Austin, TX 10/12 to 10/13 – Sr. Property Manager – Arium Tech Ridge, Manage the daily operations of a 256-unit apartment complex

Led the takeover team in the purchase of Arium Edgewater (Webster, TX) from Archstone.

Brought Arium Tech Ridge (Austin) from 93% to 98% in less than three months.

Raised PPSF (price per square foot) from $1.13 to $1.16 while keeping occupancy at 98%.

J Street Companies – Houston, TX 12/11 to 09/12 – Sr. Property Manager

Facilitated the transition of management companies for Stoneleigh onsite personnel.

Brought occupancy of Spring Cypress and Lake to 98% and 97% respectively in two months’ time.

Raised ancillary income by 50% as well as market rents 3-5% to maximize profits.

Sentinel Real Estate Corporation – Houston, TX 07/07 to 07/10 – Property Manager

Liaison between Sentinel Real Estate and Archstone over the sale of Lofts at The Ballpark.

YARDI trainer for the Houston area properties.

Updated Hurricane Preparedness Program for company after Hurricane Ike.

SPM, INC. – Houston, TX 02/06 to 05/07 – Regional Property Manager

Supervised the Lease-up of a 192-unit property and five other properties.

Company contact for FEMA for the housing needs of Hurricane Ike refugees.

Created procedure manual for Hurricane Preparedness after Katrina.
