12/2003-3/2010, Preparation of site development concepts/designs, oversee and perform all permitting and development process and manage all phases of construction. Ensure that all projects are appropriately evaluated during due diligence, for successful acquisition, development and construction. 8/2001-12/2003; Opened and Managed Regional Office consisting of six employees. Responsible for the Northeast Region Development Services for the evaluation of over 100 and opening of over 25 Home Depot Stores per year in the States of CT, NY, MA, ME, NH, VT.

Responsibilities included; project feasibility/due diligence for site selection/development, preparation of pro-formas/project budgets/cost estimates, management of consultant services, site design, municipal permit review, lead in public presentations, acquisition of permits and construction oversight for all new store development.

Within weeks of joining the company, developed and implemented criteria to streamline the design and permitting process leading to the approval of 18+ facilities and the construction of 12 new stores.

1997-1999: Responsible for the development of new Quick Service Restaurants; freestanding, endcap, Master Planned development sites, Power Pumpers, mall/plaza unit Taco Bells and/or co-branded (Pizza Hut, KFC, TCBY Treats) throughout the Northeast for the Largest Taco Bell franchisee (200+).

Develop and prepare site/building/market feasibility studies and due diligence for lease or acquisition. Perform demographic, geographic, statistical and zoning research for the definition of competition/sales areas, site selection, project development opportunities and constraints, cost analysis and timeframes.

Within three (3) months of joining the company, successfully obtained critical approvals for the construction of six (6) new facilities (1997), in 1998 seven (7), and 1999 (12+) stores and for the due diligence of over 20+ projects. Successfully obtained critical entitlements in 2 to 4 months, reducing timeframes from an 8-16month process. Developed multi-use site development programs to reduce short-term capital investment, while increasing overall property pro-forma. Project expeditor initiating creative isolation of line 1 for FDA walk through with less than 1 week to complete work. Perform roof inspection for 150,000 SF freezer storage warehouse Auburndale, FL and provide a detailed report on punch list, completion and warranty items. Slab reconstruction while facility was in operation.

4/2001-8/2001, President/Consultant- Special Projects/Plant Engineer: Consultant performing on site construction support services.

Plant Engineer overseeing the day to day construction of multiple corporate and plant projects and initiatives. Provide executive level strategies for the development of a new on-site wastewater treatment facility, infrastructure upgrades and site redevelopment. Expansion of 25,000 SF cold storage warehouse facility.

Negotiate contracts and over-see the demolition and Environmental and Safety compliance of an existing Coffee House Building, 50,000 square foot 3-story steel building and old boiler room, Freezer Storage Expansion. Provide design for the relocation of infrastructure to include water, sewer, and electric to accommodate potential future development needs of the Plant. 1996 to 1999, Owner: Consulting Firm specializing in real estate, economic and community development, environmental services, Landbase Mapping/GIS development, local, state and federal permitting, project management, contract administration and construction management services.

Owners (Coca-Cola) representative/Construction Manager, negotiated $40 million guaranteed maximum price proposal, oversee, budget and timeframes, 2-general contractors and several subcontractors. In charge of project development and local, state, and federal permitting of the new Coca-Cola Non-Carbonated Bottling and Distribution Facility in Northampton, MA. The project included the installation of 2-new hot fill production lines and 330,000 square feet of new warehouse space, total project value $40M. Implemented value engineering and developed guaranteed maximum price proposals (GMP) for a project savings of over $2.5M. Acquired local and state permits in short timeframe for an extremely aggressive project completion.

Site development and tenant acquisition for several retail plazas. Acquisition and development through the investigation and preparation of highest and best use analysis, market research and trade area evaluation. Principal designer for a 150and200 acre residential subdivision, feasibility study for two 40acre industrial sites, commercial properties, and the planning of a 500acre industrial park.
