Develop and prepare site/building/market feasibility studies and due diligence for lease or acquisition. Perform demographic, geographic, statistical and zoning research for the definition of competition/sales areas, site selection, project development opportunities and constraints, cost analysis and timeframes.

Within three (3) months of joining the company, successfully obtained critical approvals for the construction of six (6) new facilities (1997), in 1998 seven (7), and 1999 (12+) stores and for the due diligence of over 20+ projects. Successfully obtained critical entitlements in 2 to 4 months, reducing timeframes from an 8-16month process. 4/2001-8/2001, President/Consultant- Special Projects/Plant Engineer: Consultant performing on site construction support services.

Plant Engineer overseeing the day to day construction of multiple corporate and plant projects and initiatives. Provide executive level strategies for the development of a new on-site wastewater treatment facility, infrastructure upgrades and site redevelopment. Expansion of 25,000 SF cold storage warehouse facility.

1996 to 1999, Owner: Consulting Firm specializing in real estate, economic and community development, environmental services, Landbase Mapping/GIS development, local, state and federal permitting, project management, contract administration and construction management services.

Owners (Coca-Cola) representative/Construction Manager, negotiated $40 million guaranteed maximum price proposal, oversee, budget and timeframes, 2-general contractors and several subcontractors. In charge of project development and local, state, and federal permitting of the new Coca-Cola Non-Carbonated Bottling and Distribution Facility in Northampton, MA. The project included the installation of 2-new hot fill production lines and 330,000 square feet of new warehouse space, total project value $40M. Implemented value engineering and developed guaranteed maximum price proposals (GMP) for a project savings of over $2.5M. Acquired local and state permits in short timeframe for an extremely aggressive project completion.

Site development and tenant acquisition for several retail plazas. Acquisition and development through the investigation and preparation of highest and best use analysis, market research and trade area evaluation. Principal designer for a 150and200 acre residential subdivision, feasibility study for two 40acre industrial sites, commercial properties, and the planning of a 500acre industrial park.
