JOB RESPONSBILITIES.

• Monitoring, maintaining, supervising and follow ups of both Hard & Soft FM asset PPM’s incl.,BMS & HVAC Systems, Chillers, Lighting Control System, Plumbing and Drainage System, Elevators, BMU, Fire Alarm, PAVA & Central Battery Systems, Firefighting Systems (incl. FM 200, Foam systems), CCTV, Gate Barriers & Access Control System, Sliding Doors, Generators, Swimming Pools, Waste Management (Garbage Chute & Waste Disposal)

• Implementing, maintaining, supervising and follow ups of preventive maintenance on L.V, MCC, SMDB, DB, Lighting Control & B.M.S Panels and general utilities

• Managing work orders & related documents for daily reactive/ corrective and PPM works, incl. assigning and allocating manpower for in- house team

• Managing and monitoring reactive/ corrective complains and closing completed works/complains accordingly

• Ensuring all PPM and corrective maintenance activities are done within scheduled timeline for smooth and effective operation of various assets

• Maintaining & preparing maintenance checklists/ clearance reports and inspection of apartments/ villas during tenant moved out or move-in procedures as per the lease agreements

• Maintaining & preparing approval forms, work order, allocating manpower for turnaround maintenance works for vacant apartments/ villas.

• Periodic technical reviews or updates with management for the assigned properties

• Implementing various health and safety norms for quality & effective working environment

• Periodic inspection of properties and related assets to determine needed maintenance works and for monitoring the KPI’s/ service quality of contractors in compliance agreements and as per management policies

• Monitoring multiple contractors/ service providers to extract best providers for efficient & critical operational needs

• Managing & coordination for third party certifications or audit reports for Elevators, fire alarm, firefighting, CCTV & security systems

• Managing & coordination for microbiological or chemical test for swimming pool and chilled water systems

• Submittal of quarterly or timely bases, the complete FM report to management for the assigned properties

• Proposing strategies for various energy conservation measures to management

• Managing various maintenance works for subcontracted specialized assets – rectification or additional works for Elevators, BMS, Fire Alarm, Firefighting, CCTV & security systems as per respective 3rd party inspection/ audit reports

• Negotiating with service providers for budget costing as per management policies .
