Professional Experience

Compliance Management.

Meeting all Compliance requirements under the MCS Act and the Byelaws of the Society, those to be include broadly.

To organize M C Meetings / AGM / SGM etc as per legal requirements.

For MC Meeting – Preparation of the notice in consultation with the Hon.Secretary.

Keep ready all the documents required for the meeting.

Attend the meetings for any on the spot information requirements and to note down the discussion points.

Write the minutes within 7 days and circulate the draft among the MC members after preliminary approval by the Secretary.

For General Body Meetings – the same process as for MC Meetings will be followed.

Filing all Periodical returns with the Asst. Registrar, Federation and such other bodies as are required.

Maintenance of individual file of Member

Maintaining all statutory registers= I form, J form, Share Register, Nomination Register, Property Register, Sinking Register, Fixed Asset Register, Share Transfers, Bank Lien, updating the Statutory Registers Etc.

Handling all Correspondences with members / outside agencies with the consultation and approval of Office Bearers/MC Members.

To attend to the various applications of members

Issue of NOCs for pass port / ration card / Aadhar Card etc & other certificates required for payment of Stamp Duty.

Verification of KYC Norm requirements

Arranging Meeting of the prospective Purchaser with the Managing Committee.

Intimate any discrepancy/ deficiency in the documents and get the same rectified.

After the Leave and License Applications received inform to the Managing Committee.

Keep track of the existing cases for expiry date.

All Annual Returns under the MCS Act will be filed online/ offline as per the decision of Managing Committee.

Property Management

To co-ordinate with various service providers, and contractors for AMCs such as Security, House Keeping, Lift Maintenance, Pumps Maintenance, Intercom Maintenance, Fire Fighting equipment maintenance, Health Club, Garden, etc.

To formulate various Standard Operating Systems in respect of all the Service Providers and ensure compliance

To monitor the services of various Service Providers, and if need be, identify alternate service provider.

To liaison with various govt. and local bodies to ensure proper supply of water, electricity and other necessities.

To formulate and train the security staff for emergency situation handling and to keep in place emergency management systems.

To obtain quotations, and supervise during the repair works, whenever and wherever necessary

Ensures that entire staff maintains a critical eye on all aspects of building physical care.

To formulate rules and regulations for renovation of flats and other discipline codes, and to implement the same.

To attend to the complaints of members and solve their problems.

To do all such other works are as necessary to maintain the property of the Housing Society

Qualifications and Skills

Bachelor of Arts (spl.in Economics)

Microsoft Office Atomization

Completed Certificate in Co-Operative Housing Society Management from Yeshwantrao Chavan Pratisthan, Mumbai.

Two years’ experience as a Secretary with Anandsagar Sahkari Gruh Nirman Sanstha, Ratnagiri

Currently works as a full time Society manager with Shalaka Sangh Co-op Hsg Society Ltd, Nariman Point, Mumbai from 1.6.2016

Self-motivated, having pleasant personality and have a wide exposure in Compliance and Accounts in Housing Society.

Well conversant with day to day activities of Compliance and Accounts and will be good at co-ordination, interaction with the members and also good at communications – both oral and written.
