I have been in finance management since 1996 and in 2008 took a more extensive position as the General Manger for a single self- managed large scale community in Ashburn, Virginia with a budget of $11M along with a high end property in Gaithersburg, MD. which is one of the first properties to use traditional neighborhood design planning techniques that is now generally referred to under the rubric New Urbanism.

For both of these premier communities and the positions prior, I have managed all aspects to include full financials, budgeting, cash flow analysis, financial reporting, contracts negotiating, covenants, facilities & grounds, as well as member services. As a manager, I understand the importance of being a motivated leader to get the job done accurately, on-time, and within budget. I am a self starter, problem solver, efficient at multi-tasking and a team leader and pride myself on creating a dynamic and collaborative environment.

Along with my extensive financial background, I am also experienced in building and renovation

projects while having overseen the renovating of a multi-million dollar 33K square foot sports complex, club houses, bath houses, and entrance feature signs as well other contracts and projects of all sizes. Each project, required funding and financial budgeting to pay down loans at an accelerated pace.

General Manager

Manage Multi-use dwelling large scale property (Kentlands Citizens Assembly) to include 2300 units

Manage full operations and financials for Kentlands Citizens Assembly Community which runs on a $2.5M budget.

Issued new contracts for outside vendors with better protection clauses and insurance requirements.

Reviewed, revised and implemented new resolutions for policies to include financial and operations for better efficiency at a lower cost while still providing excellent services.

Collaborated with the Budget committee and annual auditors to simplify the costs and streamline the budget in order to be able to meet the community’s demands in a more efficient manner.

Prepare Financial reports and business matters for the Board of Trustees monthly.

Implemented new vendors and products saving the community thousands of dollars annually.

Created a detailed scope for the new code rewrite saving the community $50K for this project.

Negotiated and purchased for the community a domain name which it had tried to purchase unsuccessfully for 25 years for a cost of $18K less then previous offers.

Realigned vendor contracts to lower the exposure to the community, which in turn lowered insurance costs.

Purchased and implemented a new website with the newly acquired domain name.

Met with vendors on current club related software to enable full usage of the system that was already included in the contract but not in use.

Instrumental in renegotiating a multi-year management contract for the corporation with the community.

Oversee all insurance and vendor contracts to ensure the community is receiving all services and at the proper cost.

Continuously work with Town Architect and the City of Gaithersburg to ensure brand and code of design standards of the community.

Worked with Counties Historical committee to renovate Historical Carriage House on property.

Work with local Government departments as well as police and fire/rescue

2008-2019

General Manger

Multi- unit property to include 5300 residential, commercial, data centers and term care units along with a Sports Complex.

Managed the complete operations for the facilities, financial, and general services.

Prepared and oversaw the companies $11M budget.

Succeeded in achieving targeted budgeted income totals while the actual expense numbers were below the budgeted expenses yearly.

Implemented a structure that maintained the Accounts Receivables at less than 1% of the $11M income.

Prepared monthly financials to report to Board of Directors

Managed the contract for the 32,000 sqft Sports Complex with Racquet Sports, Indoor Swim programs, Fitness classes, and Youth programs with approximately 300 different classes available with total income of $2M.

Formulated business relationships with contractors and the many departments of Loudoun County to include the Board of Supervisors, permitting, storm water and forestry management as well as the Loudoun County Sherriff

Cut cost to the company by reviewing and administering RFP’s for contracts.

Negotiated sizable contracts for day to day function as well as multi-million dollar renovations of buildings to include the Sports Complex.

Managed a staff of 25 over 4 departments and handled all aspects of Human Resources including but not limited to annual reviews, training, coaching, benefits, and payroll.

Facilities included but not limited to snow plowing of over 60 streets on property, mechanicals, pool maintenance and operations, street lighting, trials, sidewalks, equipment (bobcats, lifts, bucket trucks, trucks, boats, etc.)

2006 -2008

Accounting Manager

International Supply Consortium, Purcellville, Va. (Company relocated to Nevada)

Managed and processed all aspects of the accounting and administration of 8 companies. These included real-estate, manufacturers, retail shop, investors group, and outside investor account.

Maintained patents, licenses, and tax schedules in 4 states along with the reconciliation of multi-million dollar accounts and loans.

Maintain general ledger and subsidiary ledger accounts.

Ensure all invoices, check requests, expenses and bills have been properly authorized and backup detail is supplied to support charge.

Audit expense reports to ensure proper coding of expenses

2000-2006
