Gilbane Building Company, 2018 – Present, NYC Operations Manager /Area Manager
Assumed the recovery of several ongoing open shop high rise residential, academic and core and shell projects in the NYC market. All these projects that had significant schedule and financial implications. Created recovery efforts with hands on Principal meeting of all stake holders on site to address existing financial and schedule issues. Developed strategies to overcome several subcontractor defaults and Contractor Default Insurance Claims to replace failed contractors as soon as possible so as not to further delay project schedule.
Spearheaded the review and claim preparation for several projects. Worked with the project team to compare the as-built schedule to the as-planned schedule. Established strategies to recover from owner and subcontractors cost due to schedule and general conditions overruns.
Responsible for the review of all new project GMP’s and contract risk-assessment. Reviewed subcontractor awards for proper labor affiliation, complete scope, existing workload and risk analysis to project and entity.
Reviewed existing and new project teams to determine if appropriate staffing levels were adequate and replaced underperforming individuals.
Managed the hiring and training of all new operational staff to make sure that they were in line with the core values and fit the organization needs.
Bravo Builders, 2014 –2018, President
Helmed Bravo from the initial concept to a company that is doing $700,000,000 in combined revenue over the last four years. Built a team from a start of 4 employees to a team of 55 construction professionals. Created an organization that met and surpassed client needs and expectations in new construction and in interior buildouts. Ensured Bravo’s success as a start-up by possessing the expertise necessary to hit the ground running. Pioneered Bravo with an Open Shop structure which allowed us the ability to engage in both union and non- union trades.
Combined hands-on approach and extensive leadership skills to guide teams through the construction process from bid to sign-off in a way that guaranteed cost effectiveness and client satisfaction. Projects included a midlevel rental, high-end luxury condos, and office buildings. Fourteen projects which consisted of 2 projects in excessive of $125,000,000, 4 projects in the $60,000,000 – 95,000,000 and 8 projects under $50,000,000. Spearheaded the construction of one of the first nonunion tower cranes in the New York City
Maintaining safety in a difficult market with non-union contractors is always a challenge, however, my extensive expertise in both on-site safety and strategic procurement allowed Bravo to do this with insignificant losses to our Rolling Contractor Controlled Insurance (RCCIP) Program and with zero defaults to Subcontractor Default Insurance (SDI).
Cauldwell Wingate, 1999 – 2013, Executive Vice President
As Executive Vice President of Special Projects was responsible for developing and building teams to manage the needs of our clients. Developed strategies with senior management to deliver to our clients a new business platform called Transitional Service, which allowed Montefiore Hospital to build a new 280,000 sf Article 28 Ambulatory Facility in the Bronx utilizing non-union labor with the benefits of an experienced Construction Management Team.
Led the renovation of the Thurgood Marshall Courthouse, a $350 million-dollar Federal Government project, the single largest bonded project in the company history. The project consisted of the restoration of the exterior granite and terra cotta Pyramid roof and the complete modernization of the existing interior building; a 750,000-sf courthouse built in the 1930’s by Cass Gilbert. The project met the modern needs of the courts while maintaining the historic and landmarked courtrooms and lobbies. Spearheaded the preparation of the claim at the end of the project to account for additional changes and design errors by the GSA
Ran Estimating and Purchasing Departments. Responsible for all pre-construction services for all Health Care work for outpatient and Article 28 facilities. Such projects included the Jay Monahan Center at New York Presbyterian, NYU Cancer Center, and Maimonides Cancer Center.
