CHIEF ENGINEER L.A.T. INVESTMENT CORPORATION 2005 - PRESENT

· Responsible for multiple sites: a 500,000 sq. ft., 17 story high-rise complex; a 275,000 sq. ft. 2 story retail complex, an 150,000 sq. ft. 6 story office building; and a 95,000 sq. ft. single story retail complex.

· Supervise a team of 10-15 employees.

· Train and manage a team of qualified engineers on building improvements, systems, security, telecommunications, tenant literature and administrative functions.

Integrating and cross-training employee responsibilities with savings of over 25% in the operating budget by reducing vendor costs.

· Reducing utility bills up to 30% by optimizing and integrating Energy Management Systems on chillers, boilers, pumps and cooling towers.

· Developed processes to prioritize and manage all facility improvements/repairs.

· Engineer the power plant (boiler, chillers, cooling towers and heating systems).

· Responsible for all building and property management at a 91-unit high-rise condominium.

· Accountable to the Board of Directors for all operations and maintenance including: coordinating new and existing construction projects, budget planning and analysis.

· Worked with vendors on the upkeep of boilers, chillers, heat exchangers, exhaust fans and all building operations.

· Supervision of staff including hiring, training, scheduling, evaluations and delegation of work orders.

· Liaised with City Officials, Building Fire Inspectors, County Health Department Officials and Boiler Inspectors to prepare the facility for all operations, licenses and permits and ensure adherence to all safety requirements.

· Prepared and managed facility budgets including expenditures for major and minor equipment, tools and supplies.

LEAD ENGINEER OF PLANT OPERATIONS & MAINTENANCE LITTLE COMPANY OF MARY/PROVIDENCE HEALTH SYSTEM 2000 - 2003

· Responsible for the complete operation of the approximate 160-bed health care facility.

· Supervised five shift engineers including hiring, training, scheduling and evaluations.

· Accountable for steam boilers, absorption, centrifugal chillers, emergency generators and all HVAC systems.

· Maintained logs of domestic and heating hot water systems, electrical and plumbing status/repairs.

· Assisted with all existing and new construction projects. 3

· Prepared facility for all operating licenses and permits from the City, State, Joint Commission on Accreditation of Healthcare Organizations (JCAHO), Fire Marshals, County Health Departments and Boiler Inspectors.

· Coordinated and interacted with facility management companies and all outside contractors. STATIONARY ENGINEER – POWER PLANT ST. JOSEPH’S HOSPITAL 1998 - 2000 At the approximate 540-bed hospital was responsible for the operation and maintenance for the following:

· steam boilers,

· chillers emergency generators,

· air handlers,

· medical air compressors,

· pneumatic air compressors,

· vacuum pumps,

· exhaust fans,

· mixing boxes. and

· flow valves.

MAINTENANCE ENGINEER LONG BEACH MEMORIAL MEDICAL CENTER 1993 - 1998 At this 725-bed medical center was solely responsible for analysis and problem resolution of any and all facility related issues which included:

· plumbing,

· electrical,

· air conditioning,

· fire alarms,

· flood prevention and

· elevators.
