• Consultancy services for construction of high rise residential & commercial developments. The levels of the building ranged from 10 levels to 40 levels over a built-up area ranging from 1Mn sft to 5 Mn sft. The buildings were typically reinforced concrete structures with finishes such as flooring, installation of doors & windows, external facade PHE & firefighting systems, landscaping, STPs & water treatment plants, club house, amenities etc. The cost of projects ranges from $20Mn CAD to $100 Mn CAD. .

• Prepared construction schedule using MS projects & closely monitored & tracked the activities on the project and ensured project activities were completed in time.

• Prepared the item wise construction budget & submitted to lending parties such as banks & investors and obtained approval for funding of over $50 Mn CAD to $60 Mn CAD for the developer.

• Performed bidding & selection of surveyors & earthwork & civil work vendors during pre-construction stage & achieved a turnaround time of 1 week in on-boarding the vendors for a project of 2 months duration.

• Conduced regular site visits & submitted construction progress reports & cost incurred reports and opined on the project performance to the banks & investors and assisting them to make decisions on further disbursements to the developer.

• Conducted regular meetings with vendors and prepared Minutes of Meetings (MoM) and ensured the pending works were completed before the deadline.

• Prepared Technical Due Diligence reports and Lender’s Independent Engineer (LIE) reports for construction projects across various asset classes such as Residential, Commercial, Retail, Plotted Development, Villa Development etc. enabling the lender to disburse money to the developer.

• Implemented unique reporting format to understand customer sales trends by preparing cash flow statements & debtor ageing analysis for the construction projects & highlighted red flags to the clients. • Successfully handed over 950 units to the customers 6 months prior to the committed date & handed over the commercial building of 1 Mn sft to the client on time.

• Studied drawings using Auto CAD/Revit and raised RFI’s & followed up with the architects. Prevented delay in site activities as the drawings were handed over to site team prior to commencement of works as per schedule.

• Prepared level 5 construction schedule using MS projects & SAP. Tracked the schedule on weekly basis & highlighted the critical tasks to the project stakeholders during review meetings & avoided possible delays.

• Ensured the payments were made on time to the vendors to safeguard their interest in the project.
