Responsibilities at Pre-Construction Stage
Review the design progress by holding meetings/workshops and participating in the design development with particular emphasis on value engineering, risk assessment & build-ability and prepare Minutes of meeting for the same.
Identify major design milestones and monitor, report(to the Employer) and take effective action on the progress of design & Submit progress reports to the Employer at the end of each design stage
Hold meetings with the Employer to ensure that the design team has all the required information to proceed with the design. Also involve the end users, operators, facility management, etc in the early stages of the design to minimize changes at later stages
Manage all design modifications and changes by implementing a Project Control Plan (Anticipated Cost Reporting) & to ensure that cost and programme effects of changes are evaluated and agreed with the Employer before it is incorporated into the design by implementing a Change Management System
Control project cost, program and review the Design Consultant’s and Quantity Surveyor’s deliverables and presentation to the Employer at the completion of each design stage for approval, before proceeding to the next stage.
In the event of actual or potential cost/time overruns, advise the Design Consultants and assist to bring back to the budget/schedule requirement of the Project
Carry out value engineering and risk assessment workshops.
Resposiblities at Construction Stage:
Control the project cost and construction program.
Managing whole project from beginning to completion.
Managing large group of workers and sub-contractors
Manage and assess the performance of the people in the team.
Submitting the weekly report to the higher management.
Quarterly Presentation and Report submission of the Progress to the Higher Management.
Overall responsibility of engineering and material approval for the project.
Getting approval for variation related to change by clients.
Ensuring construction works take place on schedule, within budget and in accordance with design.
Monitor progress of work against programme
Arranging for the Preparation of Monthly Bills.
Interacting with consultants & clients.
Ensure good relationships are maintained with subcontractors, while ensuring a strong contractual position is maintained
handling prompt resolution of design problems and other problems concerning quality requirements
Monitor progress of work against programme & advise on acceleration measures to retrieve lost time
Ensuring construction works take place on schedule, within budget and in accordance with design
Attending meetings with the Employer and Consultant to ensure that the progress of the construction activity is not affected.
