• Spearheaded a team of analysts responsible for the national market feasibility and underwriting activities of all multifamily development pursuits totaling over $1.5bn in construction cost. This streamlined approach improved development manager’s bandwidth allowing for 2X deal flow and increased modeling accuracy.

• Built a pricing elasticity model by use of statistical methods that measured fluctuation of trailing vacancy and price PSF on a unit-type basis across a submarket. This allowed us to identify unit sizes and attributes displaying the highest propensity to lease in order to optimize our proposed asset’s unit-mix and pricing.

• Maintained dialogue with brokers for current trade data, reformulating and archiving T12’s for use in my linear regression tool that measured the relationship of product-type, year of construction, and unit count’s effect on per unit operating expenses across markets. This tool allowed us to accurately forecast operating expenses of any scenario of these variables for proposed assets.

• Prepared city zoning deliverables, impact fee and incentive analysis, and density studies via geospatial software. This initiative allowed us to maximize NRSF and leverage considerable development bonuses.

• Proposed complex capital structure scenarios inclusive of mezzanine, affordability development concessions, bridge financing, current-pay preferred equity, and co-GP/JV’s with promote or takeout in excess of $52mm.
