Currently the VP Asset Management and Sr. Property Manager for FLF Holdings LLC. Overseeing two properties in Palm Beach Gardens with a total of 133-units, finished gut renovations for all units including 3 additional properties which were sold in previous years. In addition to the units managed in Palm Beach Gardens, I manage the renovation schedule for 78 bldgs/164 Halls along with numerous other renovations project on another property over on the west coast of FL in Bradenton. My days consist of managing all employees, vendors, projects and working to create a positive environment for our residents and a positive financial growth for our owners. Utilizing my background in real estate finance and executive training, I have effectively managed my home property into a stabilized community through the renovation duration. FLF Holdings LLC April 2016 - Current

VP Asset Management & Property Manager

• Managed 5 duplex style apartment communities throughout West Palm Beach while overseeing renovations on each property specific to their location, budget and demographic.

• Project managed the full gut renovation to both interiors & exteriors of 133 duplex that included: demo, new flooring, paint, new kitchens, new baths, new roofs, new landscape & Irrigation, layout revisions, all new appliances, fixtures, etc.

• Develop yearly operating budgets and maintain YTD positive NOI

• Accurately prepare and convey all operational and financial data in a timely manner

• Review leasing and occupancy budgets to assist the leasing team with daily motivation to reach our goals.

• Assisting new residents from start to finish, touring, guest follow-up, internet and fax leads, show apartment homes to our guests and determine their needs, strong sales and closing above expected quota, assist all residents with move in and move out process as well as transfers while providing exceptional customer service.

• Write community awareness letters, lease violations, creating spreadsheets as requested, update internet marketing for property, shop comps, complete market surveys and email to all properties

• Walk and inspect property on a daily basis, verify turnkey schedule and condition on vacant apartment homes

• Managed my property employees in addition to the construction team I put in place for renovations.

• Post all rent, late fees, adjust all ledgers, Notices and File Evictions

• Interim Property Manager for 4 months while we were without an onsite manager, making sure the property ran smoothly, delinquency was down, leasing was up and keeping our NOI inline

• Work diligently to keep delinquency under 1% monthly by continuously communicating with residents

• AP Duties included: paying bills for the property, setting up invoices, running daily report and communicating w/ our AP department to quickly resolve issues.

• Traveled cross state to oversee renovations of 78 Bldgs / 164 Entryways on a 900-unit property

• Manage maintenance requests to ensure they are completed on-time and follow-up to make sure residents satisfied with their service.

• While living on-site I was the main point of contact for any property questions, concerns, issues both during office hours and after hours.
