Attention Hiring Manager:

I understand this letter appears long but only takes a moment to read and yet extremely informative.

This letter illustrates my strong background & acumen in property management. I have years of property management experience particularly in high demand government compliance properties with challenging demographics. Beyond typical "residential rental" tasks such as rent collection & tenant selection, sometimes valuable yet less obvious duties are often overlooked. My experience in property management required responsibility in budgeting both time as well as fiscal policies. I performed inspections of individual units & the property over all. This encompasses structural, mechanical (electrical &hvac), inventory & replacement, parking & sidewalks as well as landscaping - arboreal trimming & removal, snow removal, lawn & flower beds. I regularly work closely with staff of maintenance & janitorial employees to maintain physical aesthetic characteristics of the property to ensure optimal appearance & curb appeal. As a manager I also routinely kept up on Grace Hill training relating to property management, maintenance, PPE as well as management & evaluation skills (hiring, training, scheduling, motivation & of course ETHICS). These programs keep useful information fresh & up to date. They also benefit the owner to reduce insurance costs. Most important yet overlooked knowledge, Fair Housing Laws. My familiarity with government programs is valuable. As many of my properties were HUD/LIHTC, I am extremely accustomed to adhering to strict guidelines in both paperwork & physical inspections such as REAC including both property & program compliance. Maintaining tenant files to prepare for audits for accurate income & asset verifications. When required, I contact outside vendors for quotes & negotiate contracts within budget guidelines. An integral part of my responsibilities would be assessing emergency situations & course of action. (Specific examples include septic back-ups, water main breaks, even tenants contacting emergency services unnecessarily & much more).

I have experience in marketing & event planning. I enjoy participating in outreach projects & even attending industry functions. I have experience participating in community programs with the purpose outreach program inviting members of the community to attend educational/life enhancing services & information to foster good relationships with tenants and familiarize our brand to the community.

I keep up with several different reports generated throughout the month such as occupancy reports, rent roll, financial expense, assets & equipment, ext. often requiring deadlines to be met. Written communication skills are essential for creating newsletters, calendars & memos to residents as well as staff & colleagues. I have worked with several property management computer software such as YARDI, Real Page, Rent Manager & a few others to boot. General office management, ordering supplies, making copies, sending/receiving faxes & emails & use of Microsoft products are all part of daily duties.

Lastly my favorite part of property management, the people! I truly enjoy people & am sympathetic to their needs & wants while understanding the property owner's concerns & bottom line. I have a notable track record of bringing properties up to 100% occupancy. My tenants are content & tend to stay long term. I do not set people up to fail. I do not alter income verifications to qualify people if part of acceptance. This is a huge concern especially for LIHTC property owners who stand to suffer hefty fines, repayment of years of taxes & in some cases legal action for fraud. When necessary I am able to work with tenants that fall behind with realistic payment plans. Dealing with & evaluating tenant issues with the property, policies & mediation between tenants are all everyday occurrences. Creative thinking outside the box & using resources are some keys to my effectiveness as a property manager.

My most recent position has given me the opportunity to travel to multiple sites and focus on areas where the property struggles whether it be occupancy, completing annual recertifications, preparing for REAC or MOR audits. I may be at one site for several weeks or a few short days. It requires extreme flexibility. I bring to the table a skill set that is transferable & relevant to your needs, including a high degree of organization, well-honed people skills, superb communication abilities & familiarity with a range of property management practices.
