LPA: Loan Product Advisor (LPA) is an automated underwriting service that uses statistical models based on traditional underwriting factors. Business function is to provide mortgage originators a risk assessment tool that gives them ready access to Freddie Mac credit and pricing terms. LPA enhances Freddie Mac’s ability to assess at the loan level the borrower’s credit reputation, capacity to repay, collateral eligibility and risk profile associated with the loan application.

FALCON: The project was to enhance the representative and warranty by incorporating paystub data along with borrower’s direct deposit data to calculate gross income as part of the process to assess borrower’s capacity. The calculated income is used to decide income rep and warranty relief in LPA system.
