I directed the engineering, maintenance, housekeeping and security teams. This twenty four story high-rise building is a retirement community. I had a staff of over 100 people including an engineering manager, facility manager, housekeeping manager and a chief of security.

I directed a portfolio of almost 4000 Apartment Homes at 13 properties. These locations include a twin tower, 25 story high-rise buildings, midrise buildings and some garden style communities.

I had a staff of 56 people including Senior Maintenance Manager, Maintenance Manager, Maintenance Supervisor, Tech III, Tech II and Tech I.

My responsibilities included, but not limited to:

Developed and managed annual capital and expense budgets for the 13 properties.

Contracted and completed all capital projects on budget and within the quarter they are budgeted in.

Reviewed all facilities monthly expenditures and work with my Operations Partners to make sure we are on track and under budget.

Developed annual capital and expense budget requirements for the 8 regional campuses sites across the country.

Managed to implement a substantial 5% cost savings in 2008 by negotiating better rates with our vendors.

Project Manager for site specific capital projects and equipment installations across the country. Energy saving techniques, building automation and renewable energy practices were incorporated into these construction projects.

Developed the scopes of work for the facilities needs for new construction, site selection and preparation for new sites. Worked with architects, structural engineers and general contractors to utilize green building practices to get these sites Leadership Energy Environmental Design accredited.

Developed a “dashboard” type of on-line tool. This tool had information about every site including location, type of building, total sq. ft., which departments have what % of space, pictures and lease information.

Worked closely with our facilities partner and their Regional Operations Managers to ensure our vendors were giving us the very best service for a reasonable cost.

Reviewed monthly all facilities expenditures and worked with finance to make sure we are on track and under budget.

Duties included developing and staying within budget, managed remote sites and worked closely with other departments.

Managed the entire site, including maintenance, Cleanroom, janitorial, landscape and special customer service requests.

Liable for P&L concerning all buildings in the Kenmark Portfolio, which included all of California.
