Nature of work and Responsibility:

To supervise the technicians to ensure the plant equipment’s are running smoothly as per the operating specification. Monitor and maintain records.

Troubleshoot and rectify minor problems. Identify the root cause and arrange to raise SO if jobs have to be carried out by contractor.

To perform emergency support duty at times.

Supervise and manage contractors to deliver quality works, complying with EHSS regulations.

To record any system failure, report to the Operation Manager / VC and prepare incident report.

Review the parameters recorded by technician and to take necessary action if there are any discrepancies.

To escalate any emergencies immediately to the Operation Manager / VC and Operations-Assistant Director.

To update daily activity report and maintain system records.

To train technicians on new equipment, TAM, emergency escalation, etc.

To check daily attendance & overtime details.

To check the contractors Attendance, Note Book or Attendance form ensure that all are in order and signed.

To record all the daily work in the log book.

Perform other duties assigned by superiors.

Consistently update Maximo on the Service Order status with the latest information.

Conducts regular walk through of the facility to assist visual maintenance.

Preparing reports: Site Inspection Reports (SIR), Incident Reports, Technical Evaluation, etc.

Perform proper documentation and filings of maintenance records.

Communicate with clients and evaluate their needs.

Conducts tool box talks with the team on weekly basis.

Lead and manage group of contractors for MEP, Landscaping, Housekeeping and Security.

Perform audit and inspection of all buildings externally and internally identifying any defects in all systems and equipment.

To manage projects within budget, requirements and company’s procedures. Ensure compliance with HSE policies all to the customer’s satisfaction.

Serve as a focal point for event support and coordinating all activities with the assigned venue Communicates and coordinates with the client and end users.

Follow-up with the contractors on all service orders for any requirement of materials, review quotes, process purchase orders and close the service orders on Maximo upon job completion.

Managing contractor in their works and ensure their works are performed at the desired level of quality, standards and complete in target time.

HVAC & Plumbing System:

Responsible for efficient operation and maintenance of Chiller Plant, AHU, FCU, FAHU, Exhaust Fan, Pressurization fans, Smoke Spill fan which are integrated with BMS system.

Responsible for efficient operation and maintenance of domestic pumps, lifting water pumps, irrigation pumps, submersible pumps (sump pumps).

Prepare plan for Preventive maintenance and its implementation on HVAC and plumbing system.

Fire Fighting system:

Responsible for efficient operation and maintenance of Fire pumps (Jockey Pump, Electrical pump and diesel pump) with implementation of prepared preventive maintenance checklist based on weekly testing for Pumps including daily inspection.

Maintenance of fire hydrant, sprinkler system through prepared preventive maintenance check list on quarterly basis

Electrical System:

Responsible for maintenance and implementation of daily, weekly and monthly preventive check list based on electrical equipment (Diesel generator, UPS, SMDB, DB) lighting automation and distribution system of entire site.

Building Management System:

Handling of Fire alarm system, CCTV, Access control system, BMS control system, PA system, gas detection system, Central battery system and Elevator with the coordination of sub-contractors.
