Maintenance

Maintain property by investigating and timely resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and other related services.

Ensure effective service request management and complaint management.

Ensure facilities and equipment are all in working condition by proper preventive maintenance in compliance with existing government regulations.

Maintain building systems by contracting negotiated cost- effective maintenance services and repairs, and supervising the same to ensure quality delivery.

Secure property by contracting, whenever applicable, with security patrol service; installing and maintaining security services; establishing and enforcing precautionary policies and procedures; responding to emergencies.

Administration

Set up and manage the FM Operating Plan and service contracts

Set up and manage the delivery of Planned Preventive Maintenance.

Manage the quality of the Property Assets and the Property Environment.

Review and recommend Rent Rate for each type of property. Set up and manage the Tenant Enquiry process.

Develop and apply appropriate Rules and Resident Guidelines. Ensure an effective Move-in and Move-out processes. Establish Tenant feedback analysis on a semiannual basis. Ensure the security and safety of the properties and the common area.
