•Participated in the design and managed the retrofit and/or replacement of major building systems. Examples:

Replacement R-11 centrifugal chillers with new high efficiency VFD driven 134a chillers (coordinated schedules, sequence of replacement, permits, cranes, etc.).

Complete retrofit of obsolete fire panel and all devices (smoke/heat detectors, pull stations, voice, smoke control, stairwell pressurization, etc.) with a fully addressable system.

Retrofit of Pneumatic EMS controls to full DDC control system. This includes specifying, design, programming and commissioning.

•Responsible for creating and implementing annual operations and capital budgets; which included mid-range and long term planning/forecasting.

•Created and maintained a “Critical Spares Program” to ensure that essential components such as motors, drives, pumps, etc. were on hand and available to ensure 100% up-time and no interruptions to operations.

•Regularly interfaced with building inspectors (structural, electrical, mechanical, elevator) as well as Fire Department Fire Inspectors.

•Responsible for hiring, training, developing and motivating staff in order to create a cohesive team that consistently delivers exceptional customer focused service.

•Excellent communicator, both written and oral, with daily interaction with staff, public, customers, owners and investors.

•Managed the maintenance and operation of a 16,000 ton centrifugal chiller plant.

•Responsible for administration of all vendor service and maintenance contracts.

•Maintained and serviced two site-wide looped fire pump houses with 200,000 gallon storage tanks.

•Maintained multiple high speed oil free screw air compressors, ranging from 100 to 1000 HP, with an emphasis on Atlas Copco equipment.

•Maintained various air drying equipment including refrigerant type as well as heated and non-heated regenerative swing dryers; ensuring clean, dry air for manufacturing processes.

•Maintained air scrubbers, emergency generators, UPS systems, Vacuum pumps, cooling towers, purified gas systems (Nitrogen, Argon, Oxygen, etc.), EMS systems, etc.

•Ensured all critical systems have redundancy as down time is not acceptable.
