Site Manager / Business Manager

Rolec Construction is based in Cape Town, South Africa, and they build countrywide in SA and also in Africa. MAIN PURPOSE

To manage building contracts on-site, liaising with the Architect, Engineers, client, sub contractors and other trades, co-coordinating all aspects of the works so that the building project is completed in line with the requirements, within budget and on time.

Have a commercial understanding of the project, advising and implementing cost savings at all times, and represent the company in a professional and proactive manner in all dealings with those associated with, and affected by, the building project

KEY ACCOUNTABILITIES

PLANNING

1. Work closely with the Architect and client to plan the project effectively, by ensuring that the project requirements, specification, design drawings, health and safety proposals are all read, understood and agreed, and that a project programme is in place.

2. Set up an emergency plan and general site facilities for the project, ensuring that these are in line with the health and safety proposal.

3. Form and maintain the storage facilities and manage stock planning so that stock, materials, plant and tools are organised to meet the timescales for the project.

4. Form a secure site, including access and progress.

5. Formulate a material schedule for the project, including take off from issued drawings and specifications, and produce requisitions as far ahead of programme periods as possible to enable best prices to be obtained.

6. Produce a labour schedule to ensure sub contractors packages are placed in time to meet the programme. Maintain the schedule and track progress, keeping records on file and copying weekly records.

7. Health, Safety and Security

8. Provide first aid facilities, ensuring there is a first aid area (kept clear), first aid stocks/facilities are kept clear

9. Ensure safety to public, site visitors and staff on site at all times, ensuring that preventative measures are taken, including personal protection, following safety instructions and following all aspects of the health and safety proposal for the site.

10. Maintain security of completed works, perimeter barriers, stored materials and plant, at all times during the project.

11. Supervise and manage all site based operatives, overseeing all aspects of their work, to include; carrying out safety inductions; tool box talks; controlling quality of work; ensuring method statement and order fulfilment; cleanliness & tidiness; the use of plant and tools, waste reduction; upkeep of plant and facilities; use of personal protection equipment/wear,

12. Ensure that all works carried out are undertaken within current codes of practice eg. brick work, plastering, carpentry, etc. and that work is done to the required standard

13. Check that all materials used, including those used by sub contractors, are compliant with technical and quality specifications.

14. Keep photographic survey of all site operations and works

15. Maintain and track deliveries, ensure that stock and materials are deployed properly, off load/check all deliveries to relevant storage facilities, and manage stock issue, adhering at all times to operational needs and with due regard for health, safety and security.

COMMUNICATION

1. Communicate effectively at all times with the client, client’s representative, project architect, project engineer, local authorities, residents (if applicable) and all persons affected by the project integrity and honesty.

2. Attend and takes notes of any meetings relevant to the project, either on site or in offices. Paperwork/Administration

3. Maintain accurate and up to date records for site attendance, site induction, tool box talks, accidents, goods received, weekly site records, site safety inspections, plant register records, scaffold report records and all staff related forms / administration.

4. Produce TQ sheets and resolve these with the relevant person, ensuring directives are undertaken and also maintaining records of these items, including site instructions received.

I have built upmarket houses, single and double stories. ATK averaged between four and seven houses in a year. Due to unforeseen circumstances, due to clients that did not pay the Company, I had to close down.

2009 – 2011 IDW ALUMINIUM

I started a small Aluminium Business where I supplied and fitted Aluminium Products. Due to the lack of work I had to close.

2007 – 2008 ALUCON ALUMINIUM

I was employed as General Manager. I had a Sales team of three Sales Representatives and a support admin team that I managed. Other duties were the costing and closing of tenders. I had to negotiate with Quantity Surveyors, Architects and Contractors to source the work and to close the deal. After closing the deal my function was to manage the contract from ordering material to the completion of the contract. This includes negotiating with the suppliers for good prices on the raw material to up our profit margins. Other duties were:

I led a team of representative countrywide which I had to train and maintain. During this time, I used to travel throughout the country doing Trade Shows and demonstrations at our Distributors. I was employed as a Sales Representative on finished products. My Clients were mainly Hardware Shops,

Manufacturers of Aluminium Products and Glass Companies. The area I covered were basically the entire Western Cape up to Springbok, Beaufort West and Port Elizabeth. I used to travel about two weeks in a month. Later I moved to the project department where I started working on projects. My duties were from costing to handover, which included negotiating with Quantity Surveyors, Architects and Contractors. My reason for leaving Wispeco, I was offered a Management Position with Associated Aluminium Products.

1993 – 1994 ARNO TRUTER KONSTRUKSIE BK

I started a small Construction Business. My main focus was the building of houses. I was awarded a project with Project Managers where I was to build four up market houses. Halfway through the project, the Project Managers were liquidated and I had to seek employment.

1989 – 1992 WR CIVILS

I was employed as a Site Supervisor and I worked my way up to become a Site Agent. I was responsible for all the work executed on the site, within the Bill of Quantities. This includes from prelim work to the final handover. I was responsible for managing all the different activities on the site ie:
