Managed rehabilitation of various single-family homes and office TI projects including 1636 Elevado Street, 1646 Elevado Street, 1538 Elevado Street, 2471 Micheltorena Street and 1321 Westerly Terrace and the rehabilitation of the Neighborhood Legal Services Center at 13327 Van Nuys Blvd, Pacoima, Ca 91331.

Managed the rehabilitation of a 274-unit complex on an 11.5-acre site. Improvements included balcony replacement, termite repair, fencing/patio enclosure replacement, new shingle roofing, new carport roofing, storm water drainage system, solar domestic hot water system/storage, interior/exterior lighting retrofit, low-flow fixtures, HVAC upgrades, asphalt improvements and interior/exterior painting. General Contractor for the construction of new custom homes and the remodel of existing homes and offices in Los Angeles. Ms. Roemen conducts initial acquisition research and site feasibility analysis and negotiates the final purchase with the real estate agent. Coordinated the design/construction team including architect, structural engineer, soils engineer, surveyor and subcontractors. She also manages the securing of all building permits, the bid process, contract negotiations, value engineering, construction management, and coordination of all subcontractors. 1646 Elevado Street 2004-2005
Property Manager
Managed duplex at 1646 Elevado Street for owners living abroad. Responsibilities included tenant screening/selection, landscaping, maintenance, negotiating/contracting with subcontractors and property finances. In 2005 functioned as General Contractor Manager for $40,000 retaining wall project on this hillside property.
5105-7 Laurel Canyon Boulevard 2003-2004
General Contractor/Property Manager
Served as General Contractor for rehab of existing 5-unit courtyard apartments in Valley Village neighborhood of Los Angeles with tenants in place. Rehab included plumbing/mechanical upgrades, tiles work, landscaping and painting. Ms. Roemen also served as property manager while the rehab was underway and afterwards. She successfully managed the efficient completion of all construction work with all units occupied.

General Contractor/ Co-Developer
Served as General Contractor for gut rehab of 4,800 square foot duplex on hillside property in Silver Lake neighborhood of Los Angeles. Ms. Roemen conducted initial acquisition research and site feasibility analysis and negotiated final purchase with real estate agent. Responsibilities included coordinating architect and structural engineer on reconfiguration of existing floor plan to meet Los Angeles’ stringent Building Code and seismic requirements, obtaining all building permits, management of the subcontractor bid process and selection, negotiating contracts, value engineering, construction management, construction finances and coordination of all subcontractors. Conducted initial acquisition research and site feasibility analysis, negotiating final purchase with real estate agent. Served as General Contractor for remodel of three-story single-family home in Sunset district of San Francisco Rehab included replacement of existing foundation, new garage slab, new steel beam at garage ceiling, seismic upgrade, framing of new interior walls, tile work, floor refinishing, masonry refurbishment, landscaping, flatwork and interior/exterior painting. Responsibilities included selection and coordination of structural engineer, concrete subcontractor, steel fabricator, plumber, electrician, painter and floor subcontractors.
