Accomplishments thus far include maintaining constant 98% occupancy and increasing resident retention by 85%, due to open door policy, Landlord/Tenant communication, making aesthetic interior & exterior improvements, and simultaneously increasing rents across the board by 9%. Took property out of deficit and into profitability within 12 months. Many capital improvements are on my current agenda to produce long-term overall resident retention, thereby decreasing the expenses associated with turnover and causing stabilization. Received corporate award in 12/2019 for "Excellence in Management" and awarded for "Consistently Outperforming Budget on Controllable Items."
I performed all site visits, property & unit walk-throughs, and file audits to prepare for investors on any potential CT investments. That was fun and rewarding.
Due to a major fire and loss of 24 apartments, I became very familiar with working with the City of New Britain, State Police Arson Squad, Red Cross, Mayor, News Media, Insurance Adjusters, Asbestos Remediation and related procedures.

Performed diligence and related market studies leading to purchase of this property, now under CS Management/Acquisitions, LLC portfolio. Effectively reduced selling price by $225K due to defects I logged on 3 walk-through inspections. Responsible for name change and hiring of new staff. Work closely with designer to collaborate new interior designs and unit upgrades. Monitor contractors at all times through renovations. Modifications to site include sub-metering of all units, securing new vendors, conducting file audits and unit-by-unit inspections, determining overall anticipated capital expenditures and projected profit/loss. Focus on transitioning 30 units currently offline to a make ready status within 6 weeks. Assure owners and investors of fiscal success by implementing strong marketing plan and resident retention.

Owner's Assistant duties included, complete management of office operations, including enforcing policies & procedures, work order generation and reconciliation, securing vendors as necessary, price and product comparisons for maintenance supplies, recertification appointments, rent processing, all company correspondence, utility spreadsheets & comparisons, and scheduling and monitoring of fire, safety & HUD inspections.
