Assistant Property Manager/Property Manager

March 2013-Present

Began at Marlow Towers and Gardens. Responsible for maintaining financials, verified, allocated and post daily to residents accounts to assure accuracy. Also was responsible for maintaining delinquency in single digits. Maintained resident information systems and files and reconciliation and interacted with residents, vendors, personnel and banks. Was then sent to Forest Village Apartments to work on delinquency. Was nominated employee of the month in November 2013 for collecting the most rents in November and December maintained delinquency 10% or less. I was then transferred to Cedar Creek. The same responsibilities and maintained delinquency between 2% and 3%. Also trained the APM at Quail Hollow for several months to help with maintaining the delinquencies. Was transferred to Andrews Ridge apartments with the same responsibilities. Was able to get delinquencies down to 10% or below and maintained that percentage. Helped to oversee the Leasing team to assure that they met the monthly leased goal of 93%. I also supervised the maintenance operations of the property. Transferred to Regency Pointe Apartments with the same duties. Responsible for taking delinquencies from 30% to 15.5% with the lowest of 11%. Managed a leasing staff of three to maintain budgeted occupancy and helped with the management of the overall daily operations. I was promoted to Andrews Ridge as the Property Manager in March 2018. This is a 492-unit property and had just sustained severe damage during the Nor Easter windstorm which caused 94 units to be condemned. We were at 80% occupied. I worked along building inspectors and the restoration company to get the 94 units online all the while managing a staff of 11. Doing Risk assessments and emergency evacuation efforts to assure that all was safe. We now have all units back online and are currently at 92% occupied and trending 95%.
