Gentlemen:
I am seeking a position, full time, part time or contract, within Florida property management.
I have spent my career in various senior management positions with companies such as Motorola, Frito Lay, and McGraw Hill, until I took early retirement in 2015. Quickly becoming bored, I pursued and obtained Florida CAM and Florida Real Estate licenses.
In 2016, I was elected to the Forest Park Board of Directors and served as President / LCAM for seven years. Forest Park is a community of 252 single-family homes and 66 villas. When I first took office, the community had been managed by Towne Properties for 10 years and was seeking a change. The community had never undergone a financial audit, and the financial records provided by Towne Properties were inaccurate. Additionally, residents were complaining about the community being in a state of disrepair.
As President, I led the initiative to replace Towne Properties with an in-house licensed CAM. I dedicated time to training this employee in all aspects of property management. Eventually, he was able to handle all facets of the community, including maintenance, landscaping, accounting, website management, and customer relations.
After two years, a board member became concerned that without me, the community would struggle to manage itself. He campaigned for hiring a new management company, causing our CAM to feel insecure about his position and eventually leaving. That board member was not re-elected, and I was re-elected, so we hired a new CAM, and I trained him as I did the previous one.
After five more years, the board's composition had changed significantly, making it difficult for me to manage as I had before. Consequently, I resigned and decided to enjoy retirement. However, I have found myself bored again and am now seeking a part-time or full-time position as a licensed Community Association Manager.
Some of my major accomplishments as President of Forest Park include:
Recruiting, hiring, and training CAMs
Reconciling financial records and obtaining the first CPA financial audit in the community's history
Implemented Yardi HOA management software
Built community website, ForestParkNaples.net
Managing two hurricane cleanups, Irma and Ian, without any special assessments or dues increases
Researching lake maintenance and developing a program to restore the two lakes to pristine beauty
Managed Landscape Maintenance, Irrigation Pumps, Well System for Lakes, Landscape Lighting, Entry Gates, Etc.
Managing a project to have the state of Florida transfer land that was never given to the developer
Remodeling the clubhouse, that had not been updated since it was built 18 years prior
Managing a lawsuit regarding a home foreclosure the community obtained when the owner defaulted
Updating security systems for the community, including cameras, card readers, gates, and more
I am eager to bring my property management and business expertise to an established management company where I can contribute in various roles.
