Management: Supervise a porter and a technician, with responsibility for interviewing, hiring, training, delegating assignments, scheduling, authorizing overtime and preparing time cards; also contract outside labor as required.
Other duties include coordinating apartment turnover, ordering all maintenance supplies, assigning parking spaces, scheduling the community room, resolving tenant problems, ensuring compliance with all building codes, and maintaining security.
Special Projects: Responsible for initiating and managing all facility upgrade/renovation projects performed by outside contractors.
This involves project planning, soliciting and evaluating bids, coordinating the work of all trades, maintaining quality control, and ensuring completion of projects to specification.
Facility Operations: Supervise all repairs and regular/preventative maintenance.
Specific duties include maintenance of all HVAC systems/equipment, electrical work, plumbing, carpentry, plastering, windows, painting, roofing, roof exhaust fans, locks and security/alarm systems.

Responsible for hiring staff for other properties managed by Lincoln.
Collaborate with Owner and Property Manager on budgets and capital improvement projects; directed numerous improvements to the facility.

Management: Supervised a staff of 5 porters, 3 security guards, a handyman, 4 lifeguards and a pool gatekeeper, and contracted outside labor as required.
Personnel functions included hiring, training, scheduling, authorizing overtime, preparing time cards, and participating in union/labor relations with the Local 32BJ north.
Other duties included coordinating apartment turnover, ordering supplies, renting and assigning parking spaces, renting the community room, resolving tenant problems, ensuring compliance with all building codes, and security.
Also initiated and managed all facility renovation/upgrade projects performed by outside contractors; evaluated bids, coordinated work and ensuring completion to specification.
Facility Operations: Supervised all repairs and regular/preventative maintenance.
Duties include maintenance of two #6 oil burners and a 20,000 gallon #6 oil tank, electrical work, plumbing, carpentry, plastering, windows, painting, roofing, roof exhaust fans, locks and security/alarm systems.
ACHIEVEMENTS:
Directed numerous improvements to the facility, including new windows for the entire building, a new roof, remodeling of all 3 elevators, new boilers and oil tank, new brick work and pointing, and complete renovation of the swimming pool.

Directly supervised a staff of 14 employees, with responsibility for interviewing, hiring, training, delegating assignments, scheduling, performance evaluations and dismissals.
Successfully converted buildings from rental properties to cooperative housing by implementing renovations and clearing all housing violations.
