Experience:
Over 25 years of multi-unit apartment complex maintenance which includes a combination of landscaping, HVAC, woodwork,
plumbing, electrical skills and all other routine maintenance for assuring all repairs on the complex are handled in a professional
and timely manner. Success in keeping a positive respectful attitude at all times while managing stressful situations that may
arise.
Duties and Responsibilities include:
Landscaping:
•Responsible for ensuring the cleanliness of the property
•Responsible for removing any unsightly debris or trash on a daily basis.
•Cutting the grass
•Weed eating and edging
HVAC:
•Responsible for replacing thermostats in apartment units
•Respond to no heat/ac calls
•Reset boiler rooms
•Ensuring that boiler room are up to code and regulations
•Replace filters
Woodworking:
•Repair or replace kitchen cabinets
•Repair or replace kitchen counter tops
•Repair or replace bathroom vanities
•Repair or replace wooden closet doors
Plumbing:
•Respond to calls to repair plumbing systems in different units within the buildings
•Locate the source of leaks in order to make repairs to water lines
•Replace faucets and other fixtures in the kitchen and bathroom
•Unclog toilets and drains
•Install new sinks, garbage disposals
•Install new toilets and bathtubs if needed
Electrical:
•Replace electrical sockets
•Replace light fixtures inside individual units
•Repair and replace light fixtures around the property
•Repair intercoms on the outside of the buildings and the individual systems inside the units
Other Routine Maintenance / duties:
•Keep log of all maintenance service
•Complete daily work orders in a timely fashion
•Provide 24 hour maintenance according to policy when on-call
•Communicate regularly with property manager and maintenance supervisor regarding emergencies and corrective action
•Perform property sweep routinely to assure there are no repairs needed on the property
•Exposed to extreme weather conditions
•Walking up and down stairs all day
•Lifting 90+ pounds daily
•Repair refrigerator, remove and replace refrigerator
•Repair stove, remove and replace stoves
•Repair dishwasher, remove and replace dishwashers
•Remove and replace washers and dryers
•Remove snow from all stairways and sidewalks
•Make recommendations when apartments need to be repainted before becoming reoccupied
•Repair or replace blinds and screens
•Replace locks, and cut new keys for building entry doors and unit doors
•Repairing broken windows,
•Survey carpet to determine if it needs to be repaired or if new carpet should be installed
•Repairing all entry doors, bedroom doors, bathroom doors and closet doors repair, as well as screen repair.
•Use plaster and or dry wall to repair holes in walls
