This job entailed running an office of five employees and a property of 300 units. I was responsible for purchase orders, daily computer entry, handling accounts, scheduling of painting, cleaning and carpet cleaning in vacant and occupied units, putting together bid packages for all work that was required on the property, inspections of the property on a regular basis, handling resident complaints, organizing community activities, putting together a monthly newsletter, and making sure that all the residents stay happy. As far as reports, I did a weekly rental turnover report, a report on our maintenance tickets and how many were returned with an excellent rating, a monthly financial monitoring report that correlated with our set yearly budget, accessed budget revisions due to money being unused, or timing of invoices, a weekly report on our traffic and research on which publications were bringing us the most amount of traffic and rentals. I handled 48 resident's accounts that were on a government voucher program with the Indiana Housing Agency, making sure that the resident and their account representative had everything they needed. I was in charge of monthly lease renewals, bank deposits, organizing two new offices and a clubhouse after recently being under construction. I also leased apartments, and I had brought the property up to being 100% rented and 97% occupied.

I started helping out by cleaning, carpet cleaning, and painting apartments, then started doing administrative tasks in the office, i.e. answering phones, filing, computer entry, and then began leasing apartments. I handled maintenance work orders, resident complaints and concerns, and ultimately converting all information on the computer from a DOS based program to a Windows program: LandLord. All of the entry was done manually by me after a power surge destroyed all computer files. I successfully finished that project in a week, so that my supervisor, the owner, could avoid added costs of hiring a computer-consulting firm to come in and do the work.
