Program 1: We have been assigned to Support the Ministry of Municipal and Rural Affairs to establish the Municipal Investment Companies for 14 Municipalities in Saudi Arabia as a part of vision 2030 realization programs, my role is to:

Leading 14 strategical Programs to establish Municipal companies, development of governance programs and strategic plans for the Municipal companies.

Preparation of a full comprehensive feasibility studies for the new projects including the selection of the suitable properties, best use of Governmental lands to generate highest rates of returns, technical study

(used land size, area program and required GFA, infrastructure, …etc.), financial modelling (cost and income, cash flow, NPV, IRR, ROI, Breakeven point and Payback period, required liquid capital, …etc.) incorporating all requirements and Governmental regulations including BCR, FAR, …etc. Participate in negotiation and brain storming with several departments in each Municipality, investors and real estate valuation companies to form the best investing portfolios for the new companies initiation. Participate in the preparation of the new Municipal investment company’s financial model. Program 2: Providing of technical support to the Privatization and financial sustainability deputyship towards the partnership with the private sector in the development of the public parks and gardens, my role is to: Preparation of a financial study for each Park to calculate all financial requirements and results such as required fund, annual operational costs, anticipated returns, required commercial area to cover the cost and generate acceptable profit, internal rate of return, etc. Development of the conceptual partnership structure based on each park features, location, operational costs, required modifications, ... etc.
