• Manage 300-500 properties (single family, multi-unit/buildings, town houses, condos)
• Meet with new account owners, give them my professional advice and knowledge for their best interest cost wise for rental property, prepare unit/home for rent, coordinate contractors for estimates/bids, review, make adjustments as needed with contractor/vendor, correspond with owners to review and approve, notify maintenance dept. of approved estimate/bid, support/coordinate with contractor’s/tenants, follow up at jobsite with progress of renovations with contractors/vendors, do final walk through when completed take photos for file.
• Advertising -do market comparable on MLS, consult with homeowner on rental price/terms of contract/rental agreement, submit document to admin staff to post to website/craigslist
• take all inquiries, schedule showings date/time, meet prospects at properties, answer any concerns/questions, show amenities/parking/laundry/resident manager/house rules, email application to be completed
• approved applicants are contacted immediately to offer them the unit, once accepted, discuss the move in process/procedures such as security deposit/rent/renter’s insurance/utilities/animal policy/house-building rules etc. Notify PM admin to prepare documents for new tenant and set up account in accounting software.
• Implemented SOP for lease renewals, delinquencies, move in, move out (admin providing this packet for PM to take when meeting tenant for final move out inspection. Responding the tenants notice to vacate, review with tenant what the are required to do at the time,
(professionally clean unit/floors/carpet and provide a receipt, cancel auto pay online if needed, utilities turn off after our inspection, review with exiting tenant what they will be charged for and sign, get forwarding address) take photos of move out for inspection report to owner, notify owner tenant has given us notice, discuss any concerns with renovations at this time since the unit will be vacant and rental price.
• Prepare move out inspection report, attach photos and email to owner.
• Provide move out packet to PM admin, coordinate with maintenance if any renovation/repairs/plumbing/electrical/cleaning/floor/carpet to be done, when work is all completed, advertise unit for rent.
• Work closely with maintenance department on all turn units so they can be rented in a timely manner.
• Weekly update the owner on the status of their vacant unit, make adjustments on rental price or recommend some kind of incentive to draw more activity.
• Implemented SOP spreadsheet (with necessary info) for lease renewals to go out 90 days prior to expiration date. Input date/time of inspection then PM admin to send out visit letters, tenant responds, I will confirm date/time, upon inspection take photos, take care of any concerns or maintenance on the spot, download photos, prepare comps/lease renewal/inspection report and email to owner. *Calling the owner is a plus and mor personable, that way they know to be expecting an email from us and we need their approval.
