Accomplishments

• Successfully acquired highly affordable land for the development of a wide range of high-density multi-family housing, including HUD low -income apartments and conventional condominiums for a local development company. • Led business plan drafting, infrastructure layout and start -up of multiple businesses over the span of 30 years. Three of those companies were acquired by competitors in multimillion-dollar sale deals.

From 2020 to 2022. I worked as an independent consultant for Family First and Seniors Insurance companies via tele-sales. The position involved evaluating call center effectiveness, suggested changes and improvements including estimating increased sales, improved customer satisfaction and overall consumer perception of the companies. The call center functioned as a clearing house for inbound calls requesting insurance quotes; all callers required qualifying by the center agents then transferring as a warm lead to one of their sales agents. Over a period of 18 months, I was able to improve the customer qualifying process, customer satisfaction with the agents and warm transfers that were smoother and led to more closed transactions.

2018 to 2020 I spent 2 years working in the cash advance business lending field initially as an agent learning online sales solutions in a consultancy capacity. I made some recommendations to the agents call script, integrated more comprehensive training, and upgraded the online CRM to FDCPA/CFPB/FCRA compliance. Lead all the aspects of Low-Income Housing Tax Credit (LIHTC) and HUD projects for construction of $60M of affordable rental housing for low-income households using county and state set aside bond financing. Steer property contract negotiations and selection of appropriate contractors and lenders with the focus of saving construction costs, and operational costs. Administer all the real estate operations, such as, acquisitions, design, engineering, construction and planning requirements, zoning rules, through city and county permitting.

Successfully acquired highly affordable raw land, and commercial zoned properties for the development of a wide range of high- density commercial projects including apartments and condominiums. Cultivated significant margin and boosted company bottom-line by managing lease contracts, ongoing property management, maintenance, and sale for above market prices. After the completion of each property, our on-site call center would begin our outreach program and reach out to shelters and recommend people with SSI that we will provide them a new home as HUD would pay most of the rent, tenants only $125/mo.
