Skilled property manager for the operations at Pilgrim Tower North, a senior residence housing 285 units. Located in the city of Pasadena, this housing complex is comprised of assets financed with diverse funding streams such as Federal Low Income Housing Tax Credit (LIHTC) program, HUD, and section 8 vouchers with Pasadena Housing Authorities.

PROPERTY MANAGER, RETIREMENT HOUSING FOUNDATION

Supervised staff of daily administration consisting of Assistant Manager, Compliance Specialist, Administrative Assistant, Resident Service Coordinator, 3 Maintenance Technicians as well as 2 Night Managers. Also, maintaining staff time sheets and conducting annual evaluations. Monitored tenant rent collection and delinquencies. Issuing 3/10-day notices when necessary. Facilitating the leasing process ensures the property’s initial Move in/Move out, Annual Recertification that consists of dual subsidy Tax Credit and HUD Section 8. Submissions done in a timely manner to certify by the effective dates. Managed waiting list by following the tenant selection plan and company policy.

Prepares property for all audits and inspections MOR, TCAC and REAC under Federal State and local governing agency requirements.

Processed work orders and followed up with completion of necessary repairs. Monitored and worked hands on with maintenance supervisor and maintenance team to ensure unit turnovers are completed efficiently. Obtained competitive bids from contractors/vendors for property repairs and monitored rendering services.

Highly involved with the Resident Service Coordinator in developing fundraisers for the community. Have been involved with charities such as Project H.A.N.D.S (Helping Angels Nation Donated Support) by participating with groups of the resident community hand making items and donating to local organizations such as schools, hospitals, and shelters. Organized the schedule for free Covid vaccinations in partnership with CVS. This was offered to all residents, PTN staff members and corporate employees.

Compliant in California Tax Credit Allocation Committee (CTCAC), Home Program, Urban Futures, Housing Authority of the city of Los Angeles (HACLA (Housing Authority of the City of Los Angeles)), California Housing Finance Agency (CalHFA) and REAC. Completion of Fair Housing Training.

Manage and staff development included Assistant manager, Janitor, 2 Maintenance Technicians and Resident Service Coordinator.
