• Ensure loan disclosures are sent and received back in the proper timeframes to meet compliance, contract needs, and ensure loan closes on time. (LE/COC/CD)

• Fully process loan files, to include but not limited to: Review all loan documents/ title docs/ survey/ flood, order setup items as needed, send needs lists, income calculation worksheets, run AUS, etc

• Submit loan to underwriter for approval. Obtain approval directly, interpret, request, obtain, and clear all PTD, PTA, and PTF conditions as needed.

• Review contracts / Take loan applications accordingly/ disclose & re-disclosures as needed / Direct the order of set up items to meet loan and contract needs. Determine loan needs and request items required to approve loan/lock loan to ensure pricing meets contract and branch cost requirements. • Office work: Process AMC orders to include but not limited to lender & AMC contact and updates. Contract review and apply field work to appraisal format and process appraisal to prep for Appraiser completion. Review and download data from county records on subject and comparable properties. Pull comps relative to subject property to ensure Appraiser pulls relevant comps for each appraisal. Review/proof finished appraisal product for errors and to ensure appraisal matches data used, as well as meets all Lender and contract requirements. Deliver finished product to AMC portals.

Follow Contractor throughout project for status and on schedule benchmarks. Schedule inspections to confirm work completed per scope prior to payout. Follow project to completion, to refinance loan to perm financing and close out Construction contract account.

• Assist Operations Mgr to manage Construction to Perm loan pipeline from Construction Contract loan closing to perm loan closing. To include but not limited to: slab pour, draws, problem solve, change orders, request inspections/photos, report back to active status of perm loan, and through to 2nd loan closing and all that is required to get it there.

• 2nd level loan review of contracts, loan product, and credit for preapprovals. Problems solve to resolve any pertinent team loan issues with loan, title, property, survey, appraisal, etc. (At every stage, IE: prequalification/ Under Contract / processing/underwriting/closing/funding, and construction stage.

• Monitor Team/ Branch staff to include but not limited to: ensure Contract requirements met, weekly status updates go out to follow up with all parties through the construction and perm loan process, staffing and time card requirements met/ approved for payroll, monthly bonus reports turned in and approved for payroll.

• Manage office day to day to include facilities, mail, approve supply orders, submit bills to accounting, problem solve for branch staff.
