Review the title commitment. Work with the listing agent / seller conveyancer to remove any judgements / liens, exceptions or mortgages from the commitment. Follow up with the conveyancer for payoffs, taxes and utilities. Send the title commitment to the listing and selling agent. Send the title commitment, closing protection letter, preliminary closing disclosure and tax certification to the lender. Work with the lender and both agents to get the file to settlement.

Responsible for ordering all tax, utility and use and occupancy certifications. Request payoffs for mortgages on title. Request title / settlement notice from the title company. Request earnest money from escrow department in time for settlement. Provide estimate of closing costs to the real estate agents. Provide all documents to the title company 5 – 7 business days prior to settlement. Assist in clearing any items on title. Respond to emails and phone calls in a timely manner. Other duties as assigned.
