WHO I AM

Senior Facilities and Property Manager who applies proven corporate operations experience in managing Facilities. Goal is to improve operations, property values; property quality, maintenance, safety, and security. Currently manage 170 school properties in GA, NC, VA, and AL. Previously managed 232 commercial, and office properties and 12 HOAs including commercial-residential properties, condominiums, and high-end golf course homes. Construction., Repair and Improvement. Manage all aspects of facilities maintenance, repair, and renovation for 170 properties in four states. Renovated four properties in million-dollar projects from inception to project design to construction. Established network of vendors and managed them through residential, school, and retail store upgrades.

Pharmaceutical, Research, & Healthcare Knowledge. Two degrees in Biology and Chemistry. Research and pharmaceutical/healthcare experience give an understanding of facilities issues in these industries.

Financial Management Skills. Strong financial planning and management skills based on experience in a cross-section of industries, including capital allocation, budgeting, cost control, and meeting US Government reporting requirements. Set up and managed corporate banking and tax reporting for five start-up companies. Skilled in computer financial programs.

Operations, Project Management, and Organizing Skills. Manage strategic and daily operations for multiple properties and vendors as well as establishing and managing long-term improvement programs. Developed consulting firms’ project management systems to ensure timely and accurate tracking of operations and events using customized programs and off-the-shelf project management software.

Customer Service and Care Skills. Created and ran a consulting firm to help companies understand customer needs and expectations and improve market positioning and operations based on customer feedback. Recommendations were responsible for the acquisition and retention of customers, and ensuring the customer’s expectations, needs, and objectives are met.

DETAILED EXPERIENCE

CHILD DEVELOPMENT SCHOOLS, Columbus, GA – Eastern Region Facilities Manager, 2021-Present

Responsible for all aspects of facilities in 170 schools in GA, NC, VA, and AL including repair and maintenance from simple plumbing, electrical and HVAC work to rebuilding structures after disasters. Manage staff of 13 technicians and multiple local and national vendors. Budget of $10M.

Established this new department in the region including building relationships with two regional directors, 15 district managers, and 170 school directors.

Rebuilt 20 schools after extensive flooding damage.

Organized region into operating sectors for maximum technician and vendor efficiency

Developed procedures for all aspects of maintenance and repair.

Built regional technician staff of 13.

Built up the property infrastructure even while performing long-overdue remedial repairs.

Built strong working relationships with vendors and internal customers.

HARGRAY COMMUNICATIONS, Hilton Head, SC - Facilities Manager, 2019-2021

Managed 50 large and 182 small facilities scattered throughout GA, FL, SC, and AL, including office buildings, warehouses, electronics buildings, and remote hubs. Responsible for physical plant and all internal systems including HVAC. Capital budget of $1.5m. Staff of six.

Service – reorganized department to enable full facilities coverage in all locations in all states.

Maintenance – Established preventive maintenance and repair service for more than 50 key facilities; set up quick service resources for the others

Safety/Regulation – Decommissioned underground fuel tanks saving thousands in environmental fines

Systems - Installed new work order management system for all facilities. Developed property tracking system.

Rapid response – Established coordinator network in all locations to facilitate a rapid response to COVUD and other facilities needs

Asset Management – Built asset database and used it to determine assets needing replacement. Replaced all critical ones. Did reserve studies for many properties.

Vendors – Built network of local vendors to enable quick service and small construction projects in remote locations.

Strategic – Built strategic plan for upfitting locations based on business need and facility condition.

COVID – located vendors and supplies when there were none to be had. Installed fixed and personal PPE in all facilities. Set up replenishment process.

HIGH TIDE ASSOCIATES, Hilton Head SC, Senior Property Manager, 2015-19

Applied corporate experience to the management of twelve residential and mixed-use commercial properties, totaling more than 600 residential and commercial units in the Greater Hilton Head, South Carolina Area. Overall goals were to improve property values, assure lasting repair/improvement and assure safety and security as well as high standards of quality of life for residents. Operating budgets of over $2m. Designed, originated, and managed construction budgets of over $3m.

Brought in two new properties at excellent fees.

Developed physical and psychological strategies to turn around two deteriorating properties, increasing rents and reducing tenant turnover.

Determined and managed major structural renovation projects on four properties including setting up specifications and managing contractors to completion.

Enhanced safety and security in two properties by designing and completing total lighting renovations and structural repairs.

Rebuilt management relationships with owners and tenants after taking over management of properties.

Managed, interfaced and strategized with legal counsel to win five lawsuits and settle four significant property incursion violations.

Established vendor standards, locating qualified vendors, and requalification of existing vendors.

Brought associations’ Rules and Regulations up to legal and enforceable standards, assuring consistent and fair enforcement. Tightened enforcement processes.
